About The Position

Assisting the Director of Custodial Services, and overseeing the supervisors and team leads in the day-to-day operations and cleaning of office space, retail stores, museums, food services venues and public restrooms. Assists departments such as Studio Services, Operations, Tours, Gardening, Labor and Special Events. Helps to manage 90+ union janitors including onboarding, compliance training, review of field work, quality control, reviews of work performance, and reporting of issues to the management team. The Manager works closely with Office Services building managers, Operations managers to ensure work requests are completed to tenant’s satisfaction. Quality assurance including job site inspection and staff training. The position is also responsible for helping to manage the department’s budget, ordering of supplies, operating expenditures, and payroll, scheduling, measuring department performance and productivity, and special projects as needed.

Requirements

  • Bachelor’s degree in Facilities Management, Operations Management, Business Administration, or a related field; equivalent professional experience may be considered in lieu of a degree.
  • Minimum of 5–7 years of progressive experience in custodial services, facilities operations, or environmental services, including leadership at a managerial or director level.
  • Demonstrated experience overseeing large, complex operations with multi-site portfolios, diverse teams, union labor, and significant operating budgets.
  • Strong working knowledge of custodial best practices, sanitation standards, safety regulations, and sustainable cleaning methodologies.
  • Proficiency with facilities management systems, work order systems, workforce planning tools, and data-driven performance reporting to support operational decision-making.
  • Proven leadership experience managing large-scale custodial or facilities operations, including union and/or contract labor environments.
  • Demonstrated expertise in operational planning, budgeting, workforce management, and performance metrics for custodial services.
  • Strong knowledge of health, safety, and regulatory standards (e.g., OSHA, environmental and sanitation compliance).
  • Ability to build and sustain high-performing teams through coaching, training, and clear accountability.
  • Experience managing vendor relationships, service-level agreements, and continuous improvement initiatives.
  • Excellent communication and stakeholder management skills, with the ability to align custodial operations to organizational priorities and customer expectations.

Responsibilities

  • Management of day-to-day operations, customer service support, and follow up.
  • Schedules work assignments, time off and resolve any scheduling/staffing conflicts.
  • Ensures Custodians report to their assigned work areas on time, have the proper equipment, supplies, and training to perform all required tasks satisfactorily, and maintain consistent service levels.
  • Handle weekly payroll sheets and attendance records for personnel.
  • Provide employee counseling on such matters as work hours, attendance, attitude, work ethic, productivity, customer relations, time off, etc.
  • Collaborates with Human Resources, Labor Relations, and direct reports on hiring, disciplinary actions, and terminations.
  • Performs daily inspections to identify and address potential maintenance problems.
  • Meet with direct reports, building managers, tenants and department management to ensure adequate service levels.
  • Identify strategic opportunities including validation of the most cost-effective use of personnel, equipment, material and supplies, implement approved changes, establish benchmarks and report results identified.
  • Establish productivity standards and implement continuous measurement systems to determine levels of quality required and levels of quality provided by personnel as well as contracted vendors.
  • Create, update and maintain departmental guidelines and procedures manual. Monitor to ensure adherence.
  • Liaise with other WBS0 departments (e.g., Studio Services, Office Services, Operations, Studio Tour Hollywood, Productions, Special Events, Gardening, etc.) to provide services as needed and plan and implement services to new clients and buildings.
