About The Position

In compliance with all applicable codes, zoning, State/Federal/CMS/hospital accreditation standards and other authorities having jurisdiction, the Project Manager provides leadership to Project Supervisors and the project team in project delivery excellence on behalf of Metro Health. The manager creates vision and strategic planning in the evaluation and execution of projects in service of the leadership and departments of the hospital. The Project Manager will lead the project management team as well as execute multiple assignments, projects and tasks related to maintenance, construction, renovation and facilities/real estate project management; and work in collaboration and support of the Department Director and individuals at all levels within the organization.

Requirements

  • Bachelor’s Degree in Architecture, Construction Management, Facilities Management, or equivalent relevant field; or 10 years of experience in relevant field.
  • 5-7 years’ experience managing construction and renovation projects.
  • Detailed knowledge of Project Management Institute project management process.
  • Detailed knowledge of maintenance, renovation, and construction projects.
  • Detailed knowledge and experience with AIA contract documents.
  • Able to build and maintain effective relationships with individuals at all levels within Metro Health as well as building owners, managers, developers, as well as architects, engineers, consultants, vendors, contractors, utility providers, authorities having jurisdiction
  • Able to understand and communicate conformance with building standards and lease agreements, tenant improvement allowances, etc. associated with core and shell development as well as tenant improvement.
  • Proficient and able to prepare drawings, documents and specifications as well as interpret the same to communicate scope, schedule, and budget with individuals at all levels within Metro Health along with building owners, managers, developers, architects, engineers, consultants, vendors, contractors, utility providers, authorities having jurisdiction, and engineering/maintenance.
  • Proficient in the use of computer software including Auto CAD, Microsoft Word, Excel, PowerPoint, Project, Outlook, and or other project management software.
  • Ability to use computer, telephone, fax machine, copier, and basic office implements.
  • Must possess excellent communication skills and operate with integrity under minimal supervision.
  • Must possess strong multi-tasking, time management, leadership and decision making skills and be self-motivated, energetic and possess a positive mental attitude.
  • Must be a team player and be able to assist others whenever necessary in providing a high degree of customer service.

Nice To Haves

  • Masters level certificate in organizational management/leadership
  • Military command and general staff college equivalent
  • Demonstrable equivalent of training and experience in organizational management/leadership
  • AHA ASHE Certified Healthcare Constructor certification preferred.

Responsibilities

  • Establish guidelines between ‘projects’ to be led by the project management team or ‘operations’ to be led by the engineering/maintenance team; review and approve recommendations by the project management team for requests originating outside the department.
  • Develop departmental methodology and framework for the establishment of project scope, schedule and budget; review and approve project parameters by the project management team in projects to meet user requirements to the methodology and compliance with all applicable codes, zoning, State/Federal/CMS/hospital accreditation standards and other authorities having jurisdiction.
  • Develop parameters and standards to document deficiency and condition reports as well as compliance with all applicable codes, zoning, State/Federal/CMS/hospital accreditation standards and other authorities having jurisdiction for inspections/assessments of all properties within Metro Health.
  • Approve inspection results and action plans by the project management team and engineering/maintenance team.
  • Assist the Department Director in creating capital improvement plans and budgets.
  • Oversee the development of and assure adherence to specifications and standards for project management, building maintenance, sustainability, etc. in compliance with all applicable codes, zoning, State/Federal/CMS/hospital accreditation standards and other authorities having jurisdiction.
  • Provide technical advice, guidance, counsel, insight, and support to Project Supervisors, the Engineering/Maintenance Team, and Department Director.
  • Review and approve recommendations from Project Supervisors in the selection of architects, engineers, consultants, vendors, contractors, and utility providers among others.
  • Create template and ensure project management team maintains the architect, engineer, consultant, vendor and contractor database.
  • Review and approve pay applications for architects, engineers, consultants, vendors, contractors, and utility providers among others submitted by Project Supervisors.
  • Oversee Project Supervisors to ensure that project financial goals are on track and cash-flows track with the schedule.
  • Maintain regular communication with hospital leaders such as the Safety Officer, Infection Prevention, etc. to ensure the Facilities Management Department maintains best practices in the protection of Metro Health’s patients, staff and other interests.
  • Review and execute permit applications, special use permits, and other documentation with authorities having jurisdiction prepared by Project Supervisors.
  • Provide direction to, review and oversee Project Supervisors for project progress, milestones, compliance and closeout to ensure projects remain on track in the best interest of Metro Health.
  • Evaluate performance and conduct progressive discipline as necessary.
  • Assist in preparation for as well as surveys/inspections along with on-going documentation and administrative tasks for State/Federal/CMS/hospital accreditation standards, and other authorities having jurisdiction.
  • Assist the Director in conducting short, intermediate, and long-range strategic planning; lease management activities; monitoring operating expenses and preparation of interim and annual budgets.
  • Other duties as assigned by the Department Director.
