About The Position

The Manager, Asset Management & Leasing plays a key role in maximizing the value of a diverse portfolio of industrial and commercial income‑producing properties across Alberta and British Columbia. This role takes a strategic, hands‑on, and multi‑disciplinary approach—balancing leasing activity, asset strategy, and financial performance to drive long‑term value creation. You will be responsible for developing and executing portfolio‑level asset plans, leading leasing strategy and negotiations, fostering strong tenant relationships, and overseeing financial performance. The role also supports mortgage financing, acquisition, and disposition initiatives, working closely with internal partners to evaluate opportunities and manage risk. Travel within Alberta and BC is expected on a quarterly basis. Day to day, the role partners closely with Property Management, Accounting, and Development/Construction teams to coordinate leasing strategy and ensure alignment across functions. The position includes approval authority in accordance with internal limits of authority, including lease terms, tenant incentives, and capital investment recommendations. This role will be based in Vancouver; however, exceptional candidates may also be considered for Toronto.

Requirements

  • 3+ years of relevant experience in commercial leasing, asset management, or real estate investments.
  • Valid real estate license in Trading Services in BC (or ON if Toronto-based), as applicable.
  • Strong understanding of leasing processes, including drafting offers and negotiating lease agreements.
  • Knowledge of industrial and office properties, particularly in the Alberta and BC markets.
  • Strong financial acumen, including property analytics, cash flow analysis, and valuation concepts.
  • Ability to work independently while collaborating in a team environment.
  • Proactive and results-driven approach to leasing and investment management.
  • Ability to multi-task and manage competing priorities under tight deadlines.
  • Experience with financial modeling, credit analysis, and investment underwriting.
  • Excellent negotiation, written & verbal communication, and business development skills.
  • Proficiency in MS Office suite of programs (Excel, Word) and real estate management software (e.g., Argus, Yardi).

Nice To Haves

  • Alberta real estate license in Trading Services, or ability to obtain one, is an asset.

Responsibilities

  • Maintain and update strategic asset plans for each property in the assigned portfolio.
  • Review and analyze annual budgets, business plans, and quarterly forecasts in collaboration with Property Management and Accounting.
  • Drive initiatives to improve long-term asset value, including leasing, capital planning, and operating cost optimization.
  • Oversee financial performance, including annual budgeting, quarterly reporting, forecasting, and variance analysis.
  • Ensure properties are maintained to high standards by collaborating with property management and operations teams on operating costs and capital projects.
  • Conduct market analysis and benchmarking to identify growth and optimization opportunities.
  • Monitor financial metrics such as NOI, IRR, and cash flow.
  • Create and evaluate cash flow models for strategic decision making and sensitivity analysis.
  • Develop and implement leasing strategies to optimize occupancy and maximize asset value.
  • Market and lease vacant industrial and commercial space through third-party leasing brokers or directly with commercial tenants.
  • Negotiate lease transactions, including new leases, renewals, expansions, and relocations.
  • Review prospective tenant financial covenants and validate net effective rent (NER) calculations.
  • Manage tenant relationships and resolve escalated issues to support retention and renewals.
  • Administer external property listings and broker engagements in line with company policies.
  • Monitor market fundamentals (rents, vacancy, incentives) and adjust leasing strategy accordingly.
  • Stay informed about market trends, best practices, and competitor activities in the commercial real estate sector.
  • Actively network within the real estate industry to build and maintain relationships with brokers, tenants, and industry professionals.
  • Build strong working relationships across Concert Properties (Property Management, Development, Construction, and other stakeholders) to align leasing and asset plans.
