About The Position

Hull Property Group is seeking a Maintenance Technician for Glenbrook Square Mall. This role is responsible for the day-to-day operating tasks and physical plant maintenance of the enclosed mall property. The goal is to provide patrons and tenants with a safe, clean, and comfortable shopping environment. The Maintenance Technician will collaborate with the onsite and corporate teams to address property issues efficiently. Key responsibilities include vendor management, HVAC, roofing, plumbing, electrical, interior/exterior building maintenance, and external landscaping.

Requirements

  • 2+ years facilities/building maintenance experience
  • Must be available for after-hours emergency maintenance as needed or required.
  • Must be able to work in a fast-paced environment with demonstrated ability to handle and prioritize multiple tasks and demands.

Responsibilities

  • Inspect all aspects of the physical plant daily and correct property deficiencies promptly.
  • Address issues with vendors, oversee repairs, and report ongoing issues to the property management team.
  • Maintain the safety and integrity of all buildings, systems, and equipment, ensuring compliance with all laws, codes, ordinances, and environmental issues.
  • Direct, supervise, and manage all vendors, including janitorial, security, landscaping, HVAC, plumbing, and electrical, while monitoring expenses for best value.
  • Project future needs, including capital improvements, repairs, and operating requirements.
  • Obtain bids from vendors and suppliers, ensuring all contracts are approved by the HPG corporate office.
  • Maintain knowledge of the area market and demographics, keeping abreast of present and future competition, and maintaining involvement with the mall’s marketing program.
  • Maintain knowledge of all interior and exterior systems and procedures, including electrical, fire systems, HVAC, water and sewer systems, roofing, landscaping, and parking lot maintenance.
  • Assist in and serve as a liaison with Hull Property Group's construction group during tenant or property construction projects.
  • Assist tenants with resolving maintenance issues and direct tenant concerns to the appropriate property management team member.
  • Perform administrative office work, including completing and submitting reports, assisting with outreach to local service contractors, reviewing/approving invoices, and other miscellaneous office tasks.
  • Be on-call 24 hours/day and respond to after-hours requests as needed.
  • Assist the Property Manager as needed.
  • Repair and maintain property and maintenance equipment, inspecting interior and exterior regularly.
  • Assist in compiling information regarding service contractors, service agreements, and other projects as directed by the Property Manager.
  • Perform other duties as assigned.
