About The Position

This role is responsible for maintaining the entire property in a safe and attractive condition, assisting in all areas of maintenance when needed, and delivering quality and efficient work within a timely manner. The position reports to the Maintenance Supervisor and works closely with other maintenance staff and residents. Key responsibilities include performing corrective, preventive, and emergency maintenance, as well as assisting with inventory, moving resident belongings, and property upkeep.

Requirements

  • High School Education or equivalent.
  • Full-time maintenance experience.
  • Possession of a basic set of hand tools.
  • Good safety habits.
  • Experience with electricity, HVAC Systems, plumbing and carpentry.
  • Ability to perform in a courteous manner when working under pressure.
  • Working knowledge in all aspects of apartment maintenance.
  • Compatibility with a wide range of people.
  • Ability to live on-site (If Required).

Responsibilities

  • Maintaining the entire property in a safe and attractive condition.
  • Assisting in all areas of maintenance when needed.
  • Delivering quality and efficient work within a timely manner.
  • Satisfying service requests per work orders, following company procedure.
  • Performing apartment make-ready procedures including painting, cleaning, servicing appliances, plumbing, electrical fixtures, repairing or replacing parts, changing/checking door locks, replacing light bulbs, troubleshooting maintenance aspects, and utilizing the Make Ready Checklist.
  • Assisting with HVAC Repairs under the direction of the Maintenance Supervisor.
  • Assisting in taking after-hour emergencies and participating in the On-Call Rotation Schedule.
  • Assisting in making regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances and all other major equipment.
  • Making repairs or replacements as necessary and with approval of the Maintenance Supervisor and/or Manager.
  • Being on call for emergency duty when assigned.
  • Being familiar with power, water, and gas turnoffs, clean-out traps, fire extinguishers and fire hydrants.
  • Maintaining an emergency telephone list assigned by the Maintenance Supervisor or Manager.
  • Following all company emergency policies and procedures.
  • Assisting in maintaining inventory of tools, equipment and supplies.
  • Assisting in removing resident belongings including carrying/lifting furniture.
  • Picking up trash on property as necessary.
  • Reporting all needed repairs to the Maintenance Supervisor.
  • Assisting with all other types of maintenance when necessary.
  • Attending all instructional classes conducted by both management and outside vendors.
  • Maintaining Key Control according to Capital Assets Company Policy.
  • Demonstrating a positive, team player attitude and delivering 100% Customer Service at all times.
