About The Position

The Make Ready Technician is responsible for completing all repairs and improvements needed in apartment homes prior to resident move-in, ensuring the property is well-maintained and safe. This role involves a variety of maintenance tasks, including carpentry, painting, caulking, and general groundskeeping. The technician will also play a key role in cost-saving initiatives and ensuring compliance with safety regulations. Excellent customer service skills are essential for interacting with residents and addressing their maintenance needs.

Requirements

  • Bilingual (Spanish/English) preferred.
  • Ability to complete repairs and improvements to apartment homes.
  • Proficiency in caulking and sealing around windows, sinks, toilets, bathtubs, and showers.
  • Skill in inspecting, repairing, and replacing sheetrock.
  • Experience in performing touch-up painting.
  • Ability to maintain general grounds, common areas, and amenities.
  • Knowledge of cost-saving and expense control measures in maintenance.
  • Capability to complete maintenance documentation accurately and timely.
  • Understanding and compliance with safety and risk-management policies.
  • Training on OSHA and other safety-related laws and requirements.
  • Customer service skills, including respectful interaction with residents and sensitive response to complaints.
  • Efficiency and urgency in completing assigned work orders.

Responsibilities

  • Completes all repairs and improvements needed to apartment homes prior to resident move-in by following the property's make-ready checklist.
  • Ensures that the property has been properly caulked and sealed as needed around windows, sink areas, toilets, bathtubs, and showers.
  • Inspects all sheetrock for damage, and repairs and/or replaces as needed.
  • Performs touch-up paints for vacant and occupied units as directed by Lead/Asst Maintenance or Community Director.
  • Assists in maintaining the general grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
  • Completes make-ready checklist and all other required maintenance documentation in a timely manner as required by the Supervisor or Manager.
  • Complies with Cresta Residential's safety and risk-management policies by attending and participating in the community’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
  • Demonstrates customer services skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency.
