About The Position

Morguard is seeking a Make Ready Technician for their community in Irving, TX. This full-time position involves resolving minor work orders, completing preventative maintenance, and supporting daily onsite operations. The role requires maintaining high standards for the apartment community by assisting residents with open work orders, making minor repairs within apartments, and working alongside the Lead Maintenance Technician on routine maintenance and capital improvement projects. The ideal candidate will possess a strong work ethic, excellent customer service skills, a motivation for continuous improvement, and a solid foundation in general appliance repair, painting, plumbing, and landscaping. The work directly impacts the community and resident well-being.

Requirements

• Good communicator and listener with strong customer service skills.
• General knowledge or direct experience of plumbing, drywall repair, painting, carpentry, appliance repair, pressure cleaning, or minor electric troubleshooting and repair.
• Previous experience on a garden-style apartment community - closing work orders and turning apartments is ideal.
• Valid Driver’s License and reliable transportation.
• High school graduate; technical school preferred but not required.

Responsibilities

• Accurately assess the root cause of each work order and strive to close it out, improving residents' homes.
• Walk the property daily to identify and clear away trash or debris.
• Turn around vacant apartment units and prepare them for new residents according to guidelines and expertise.
• Respond to assigned work orders or general maintenance requests in a timely manner.
• Communicate with the Maintenance Supervisor or Property Manager regarding progress or delays.
• Assist the Maintenance Supervisor with special projects or property-wide routine maintenance.
• Stay in sync with the company's and community's operating and safety policies and procedures.
• Adhere to federal, state, and local laws pertaining to community operation and Fair Housing.
