About The Position

The Maintenance position is responsible for performing routine maintenance on the building's interior and exterior. This role involves ensuring a satisfactory level of resident service by maintaining an operating environment, adhering to preventative maintenance programs, and completing daily work orders. The position also requires responding to emergency maintenance requests and assisting in record-keeping for maintenance procedures.

Requirements

  • Ability to react and address all emergency situations in a timely manner (within 30 minutes).
  • May be called on after hours for emergencies.
  • Required to tend to the emergency at the property if called upon in a timely manner.
  • Rotating on-call schedule.
  • Effective written and verbal communication skills.

Responsibilities

  • Performs routine maintenance on building interior and exterior.
  • Contacts and schedules vendors and contractors for necessary building repairs and emergencies outside the scope of routine maintenance.
  • Works in a safe manner, recognizes unsafe situations, and takes appropriate action to ensure safety.
  • Maintains an operating environment to achieve a satisfactory level of Resident’s service.
  • Adheres to the preventative maintenance program for the Community.
  • Performs minor maintenance replacement and repair in areas of carpentry, electrical work, AC, plumbing, mechanical, painting, flooring, and other minor building repairs through daily work orders as long as a permit is not required.
  • Completes all required forms and work orders using KWPMC work order system and property work log sheets.
  • Performs casual labor, such as lifting/moving heavy items as directed by Chief Maintenance Engineer/Property Manager following appropriate safety procedures.
  • Routinely inspects building mechanical systems/equipment to ensure proper performance and maintenance.
  • Monitors and adjusts controls that regulate building systems, such as air conditioning, boilers, etc.
  • Routinely inspects common areas to ensure they are maintained clean and in an aesthetically appealing condition.
  • Reports all problems, including items that may not be in the list of responsibilities, to the CE or Maintenance Supervisor.
  • Maintains assigned equipment in good working condition.
  • Observes all State, Federal and Company safety standards/precautions while performing tasks.
  • Properly utilizes new equipment and follows safety procedures prior to using it.
  • Responds to emergency maintenance requests as required.
  • Assists in maintaining records of scheduled maintenance procedures.
