About The Position

The primary purpose of your job position is to maintain the grounds, facility, equipment in a safe and efficient manner in accordance with federal, state, and local standards, guidelines and regulations, our established policies and procedures, and as may be directed by the Maintenance Supervisor to assure that a successful maintenance program is maintained at all times. As the Maintenance you are delegated the administrative authority, responsibility and accountability necessary for carrying out your assigned duties. At any time as Maintenance Supervisor, you may be required to perform the duties of the General/Skilled Maintenance position.

Requirements

  • Must have a knowledge and ability to operate a common hand tools such as screwdrivers, wrenches and hand saws.
  • Must have basic knowledge of electrical, plumbing, heating and air conditioning and ventilation maintenance and repair.
  • Must have knowledge and be skilled in use of lifting devices.
  • Ability to follow written and oral instructions and ability to complete work tasks without direct supervision.
  • Ability to establish and maintain effective working relationships with supervisors, fellow employees and the general public.
  • Ability to work under hazardous or difficult conditions such as in high places, around offensive odors and in damp areas.
  • Follows established facility/safety rules and procedure of the Maintenance Department.

Nice To Haves

  • Ability to assist with transport of residents to hospital, clinics or appointments.
  • In addition be able to transport various reports, tests or specimens.

Responsibilities

  • Complete work orders as assigned by supervisor.
  • Off shifts report to Charge Nurse each floor.
  • Coordinate daily maintenance services with nursing services when performing routine assignments in resident living areas.
  • Perform administrative duties such as completing necessary forms or reports.
  • Keep a written record of repair work completed.
  • Perform such tasks as needed to ensure that the work is completed in a timely manner.
  • Report all accident/incidents to your supervisor no matter how minor they may be.
  • Must have regular attendance per facility policy/work rules.
  • Perform remodeling work at the facility including simple carpentry, plumbing, and painting and plastering.
  • Maintain, operate and perform minor repair on lawn tractors and trucks.
  • Inspect and clean exhaust fans, refrigerator motors, compressors, condensers and blowers.
  • Perform various simple cleaning duties.
  • Make repairs to broken beds, including installation of safety devices for bed(s) as required.
  • Transporting furniture on off shifts or as needed to provide support to custodians.
  • Perform a variety of general maintenance and grounds keeping duties.
  • Mow lawns, trim edges around walks, driveways and flowerbeds, prune shrubs and trees, spray insecticides (consumer grade), sweep entrance areas if needed.
  • Perform simple locksmithing duties.
  • Unload delivery truck, assist as needed.
  • Provide for routine Linen and Trash pickup.
  • Perform a complete scheduled preventative maintenance program and make repairs as necessary to equipment and / or building.
  • Ability to record pertinent maintenance information in preventative maintenance records.
  • Check Dietary and Laundry Equipment.
  • Replace Oxygen cylinders as needed.
  • When Snow/Ice conditions prevail, scrape and keep clean parking lots and drives.
  • Maintain all walkways and exits shoveled and salted.
  • Ability to use powered snow removal equipment, including trucks and / or hand tools.
  • Ability to assist with transport of residents to hospital, clinics or appointments.
  • Transport various reports, tests or specimens.
  • Ability to grease bearings, change filters and perform general maintenance and minor repairs on air exchange units.
  • Assist in the installation of decorations and ornaments on the grounds during the appropriate season.
  • Clean major and minor clogs from sewer and drain lines using appropriate equipment.
  • Perform other related work activities as assigned.
  • Receive and follow instructions from your supervisor as outlined in our established policies and procedures.
  • Assist in developing methods for determining quality of supplies and equipment required.
  • Order supplies and equipment as directed.
  • Fills out requisitions for routine supplies and equipment in accordance with established policies and procedures.
  • Monitor adequate inventory control procedures.
