This position is within the Heating Department and is responsible for the monitoring and repair of all heat and hot water related equipment. This includes boilers, tank rooms, pumps, motors, valves, and associated peripheral equipment to ensure continuous heat and hot water service to residents, in compliance with regulatory mandates. The role involves serving as the first responder to resident complaints regarding heat and hot water, maintaining records of all work performed, and reporting to supervisors. The job also includes operating the boiler plant with safety checks, fuel readings, minor repairs, and adjustments. Daily testing of boiler feed water chemicals, checking tank rooms and hot water tanks, and troubleshooting/repairing boilers and burners are key duties. The role requires preparing boilers and hot water tanks for annual inspections, including cleaning and re-assembly. Additionally, it involves conducting annual summer overhauls of vacuum tanks and F&T traps, servicing traps, and cleaning steam and return drip lines. The position also entails receiving fuel oil deliveries and preparing various daily reports.
