About The Position

Volunteers of America–Greater New York is seeking a Maintenance Worker III for Webster House, a single room occupancy residence providing permanent supportive housing to formerly homeless single adults, many of whom live with mental illness or HIV/AIDS. The role is responsible for overall facility maintenance and requires availability for emergencies. Work takes place primarily in a residential housing shelter, both indoors and outdoors, and may be fast-paced and require adaptability to changing situations.

Requirements

High school diploma and three years of related building maintenance experience, including one year of supervisory experience, or a satisfactory combination of related experience and specialized education or training.
Basic computer skills.
S-12 City Wide Sprinkler Systems or S-11 Residential Sprinkler Systems certification.
S-13 City Wide Standpipe Systems certification.
S-95 Supervision of Fire Alarm Systems and other related systems certification.
P-98 Fuel-oil Piping and Storage Systems certification.
F-80 Coordinator of Fire Safety and Alarm Systems in Homeless Shelters certification.
Availability to respond to emergencies outside regular work hours.

Responsibilities

Recruit, train, and supervise maintenance staff.
Prepare and carry out a preventative maintenance plan covering fire safety, OSHA, and other systems requirements.
Manage work orders.
Track property maintenance, work orders, inventory, and purchases in a computerized maintenance system.
Respond to emergency calls outside regular work hours.
Assist in preparing the capital budget.
Ensure regulatory inspections are performed on time and filed.
