About The Position

Under the general direction of the Economic Development Director, the Maintenance Technician is responsible for custodial and ground maintenance of residential properties owned or managed by the New Ulm Economic Development Authority (EDA). This position works Monday - Friday from 8:00 a.m. - 1:00 p.m. The hours are flexible at 20 - 25 hours per week if the 8:00 a.m. - 1:00 p.m. hours don't work.

Requirements

  • High school diploma or equivalent.
  • Two (2) years of custodial and/or building maintenance experience.
  • Valid driver’s license.
  • Knowledge of custodial methods, materials, and equipment.
  • Basic plumbing and electrical repair skills.
  • Knowledge of carpentry, horticulture/groundskeeping, and equipment maintenance/repair.
  • Ability to follow oral and written instructions.
  • Strong interpersonal skills; ability to maintain effective working relationships with residents, coworkers, and the public while maintaining confidentiality.
  • Ability to read and interpret policies, procedures, blueprints, and mechanical/electrical drawings.
  • Ability to operate power and custodial equipment (e.g., drills, sanders, grinders, carpet cleaners).
  • Basic computer and office equipment skills.
  • Ability to work independently, prioritize tasks, and meet deadlines.

Responsibilities

  • Clean and maintain all public and common areas, including, hallways, stairwells, elevators, community spaces, laundry rooms, lobbies, office areas, mechanical rooms, restrooms, surrounding walks and outdoor grounds.
  • Maintain and clean floors, woodwork, windows, walls, furniture, fixtures, and metal surfaces.
  • Prepare vacated dwelling units for new occupants.
  • Perform minor electrical and plumbing repairs.
  • Monitor and maintain mechanical systems such as boilers, air conditioners, water softeners, standby electric generators and other mechanical equipment; complete repairs when needed.
  • Assist with moving furniture, loading/unloading supplies, and general building support.
  • Perform general carpentry, tree care, and groundskeeping tasks.
  • Adhere to safety standards and work rules; attend required training.
  • Complete other duties as assigned.
