About The Position

SPM, LLC is hiring a Maintenance Technician for Morris Manor in Jacksonville, Florida. The technician will help maintain a safe, comfortable, and well-kept apartment community by addressing repairs, preventive maintenance, grounds upkeep, and resident service needs. This role works collaboratively with the maintenance team and vendors and includes rotating on-call coverage for after-hours support and occasional holidays or weekends.

Requirements

• Previous property maintenance experience.
• Strong knowledge of HVAC, appliances, electrical, plumbing, and carpentry.
• Good communication and teamwork skills.
• Passion for providing exceptional customer service.
• Ability to lift at least 50 pounds.
• Valid driver’s license, auto insurance, and reliable transportation.

Nice To Haves

• HVAC certification.

Responsibilities

• Maintain the physical condition of the community, inside and out.
• Troubleshoot and repair HVAC systems, electrical issues, plumbing problems, and appliances, including stoves, dishwashers, refrigerators, and disposals.
• Complete service requests within 24 hours.
• Perform routine upkeep and preventive maintenance.
• Maintain curb appeal by removing debris, pressure washing exteriors, and maintaining grounds.
• Rotate on-call duties with the maintenance team for after-hours and occasional holiday or weekend support.
• Track inventory of commonly used parts and materials to control maintenance expenditures.
• Collaborate with team members and vendors and provide service to residents.
