About The Position

The EXP Maintenance Technician with HVAC Certification plays a critical role in ensuring the optimal operation and upkeep of all mechanical, electrical, and HVAC systems within Trellis on the Lake Apartments. This position is responsible for maintaining the safety, comfort, and functionality of residential units and common areas, directly impacting resident satisfaction and property value. The technician will complete routine work orders, diagnose issues, and execute timely repairs or prepare apartments for new residents.

Requirements

Valid HVAC certification from an accredited institution.
Strong knowledge of general repairs, HVAC systems, electrical, plumbing, and general building maintenance.
Valid driver’s license and reliable transportation.
Strong mechanical aptitude and knowledge.
Communication skills for interacting with residents and coordinating with property management.

Responsibilities

Ensure the optimal operation and upkeep of all mechanical, electrical, and HVAC systems within Trellis on the Lake Apartments.
Maintain the safety, comfort, and functionality of residential units and common areas.
Complete routine work orders.
Diagnose issues.
Execute timely repairs or prepare apartments for new residents.
Address electrical and plumbing issues within residential units and common areas promptly and accurately.
Respond to resident maintenance requests and emergency calls in a timely and professional manner, ensuring minimal disruption to residents.
Maintain detailed records of maintenance activities, inspections, and repairs to comply with safety regulations and property standards.
Collaborate with property management to schedule maintenance tasks, order necessary parts, and ensure compliance with all local codes and regulations.
