About The Position

Community Resources and Housing Development Corporation (CRHDC) is seeking a Maintenance Technician/Groundskeeper for its Del Norte properties, which include two senior housing developments. This role is essential for the upkeep and maintenance of the rental communities, ensuring they are maintained in decent, safe, and sanitary conditions. The position involves a variety of tasks including routine, emergency, and preventive maintenance for apartments, common areas, building exteriors, and grounds. The technician will also assist with ordering supplies, performing inspections, and ensuring compliance with company policies and OSHA regulations. This is a full-time, non-exempt position requiring on-call availability for emergencies.

Requirements

  • High school diploma or equivalent.
  • Minimum of two years of previous maintenance-related experience.
  • Must hold a valid state of Colorado driver’s license, insurance, and have reliable transportation.
  • Ability to lift up to 50 pounds.
  • Ability to walk up and down stairs, stand, sit, and lay for extended periods.
  • Ability to shovel snow at both properties.
  • Knowledge of using a smartphone and phone applications for work order system tracking.
  • Ability to follow directions.
  • Ability to provide excellent customer service.
  • Ability to display respect and professionalism at all times.
  • Ability to work independently or as part of a team.

Nice To Haves

  • Experience working in a rental community is preferred.
  • Occasional travel for meetings, trainings, site visits, etc., within Colorado.

Responsibilities

  • Complete routine, emergency, and preventive maintenance for assigned apartment communities, including interiors, common areas, building exteriors, and grounds.
  • Maintain MSDS manuals in compliance with OSHA.
  • Assist in contacting and scheduling contractors for necessary work.
  • Perform corrective maintenance as requested on work orders and communicate completion to management.
  • Assist in ordering supplies and maintaining inventory of equipment, tools, and appliances.
  • Perform regular apartment and common area inspections to ensure decent, safe, and sanitary conditions.
  • Ensure property readiness for regulatory agency inspections.
  • Complete annual Fair Housing and maintenance training.
  • Be on-call for emergency maintenance requests during evenings, weekends, and holidays, and be provided with a company cell phone.
  • Travel between properties as assigned or needed.
  • Effectively make ready vacant units within three (3) days or as specified.
  • Perform grounds upkeep including mowing, raking, watering lawns, maintaining trees and shrubs, shoveling snow, deicing walkways, and cleaning parking lots and driveways.
  • Perform routine plumbing repairs such as replacing faucet parts, installing garbage disposals, repairing toilet mechanisms, and unstopping pipes.
  • Perform general repairs and maintenance on HVAC systems.
  • Perform routine electrical repairs such as replacing lighting fixtures and outlets.
  • Perform carpentry repairs including doors, locks, closet doors, subfloors, siding, and minor roofing.
  • Perform interior and exterior painting, and plaster and drywall repair.
  • Perform cleaning duties including apartments, windows, walls, appliances, maintenance areas, floors, parking lots, and trash disposal.
  • Conduct regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment.
  • Check for appearance, cleanliness, structural cracks, excessive wear, and faulty parts.
  • Replace filters and batteries per schedule.
  • Clean gutters and prepare sprinkler systems for winter.
  • Make necessary repairs or replacements with management approval.
  • Be familiar with power, water, and gas turnoffs, cleanouts, fire systems, and equipment.
