The Maintenance Technician is responsible for maintaining the physical property to enhance the value and protect the asset. This role involves a variety of activities including making vacant apartments ready for occupancy, responding to emergency situations, completing service requests, maintaining property grounds and common areas, and implementing preventive maintenance programs. Additionally, the role includes administrative tasks such as assisting with eviction proceedings, managing maintenance inventory, ensuring compliance with maintenance standards, obtaining bids for repairs, advising residents on maintenance procedures, conducting unit inspections, changing A/C filters, maintaining positive resident relationships, supporting energy conservation, and managing SDS sheets. Financial responsibilities include ensuring purchases comply with company policies and budgets, obtaining pre-approval for supplies, and assisting with the budget process. Employees may be required to perform other job-related duties as assigned.
