About The Position

CloudTen is seeking a reliable and hardworking Maintenance Technician with a strong commitment to quality, safety, and resident satisfaction. This role supports property upkeep by performing maintenance and repair tasks to maintain high community standards and curb appeal. The ideal candidate will be eager to assist with preventive maintenance programs, follow safety regulations, manage responsibilities efficiently, and work collaboratively with supervisors and team members. Adaptability, dependability, and motivation are key to contributing to a clean, safe, and well-maintained residential community. The Maintenance Technician supports and aids the Community Manager in all phases of the overall physical maintenance of an income-producing property.

Requirements

Previous property Maintenance Technician experience - one-year certificate from college or technical school; or two years related experience and/or training; or equivalent combination of education and experience.
A valid driver's license in good standing is required for on call purposes.
Proficient at Microsoft Office

Responsibilities

Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Community Manager.
Perform appliance, electrical, HVAC, plumbing, carpentry, pool, custodial, and carpentry work as necessary.
Ensure exterior curb appeal of the community and cleanliness of grounds. Walks the property several times a day and picks up new debris, including pet waste. Ensures pet stations are stocked and emptied at all times.
Assist in daily pool/spa maintenance, laundry room, recreation room, rental office, restrooms, and common area upkeep.
Maintain high standards of resident service and relations for the entire staff.
Ensure that residents are provided with a clean, safe, well-maintained community.
Ensure that apartments are made ready after they have been vacated.
Maintain accurate inventory control of tools, equipment, and supplies. Team members are required to use all personal protective equipment as assigned and instructed, specifically back belts, goggles, dust masks, hard hats, and gloves.
Ensure that maintenance requests are handled as quickly, efficiently, and effectively as possible and always completed within 24 hours. If parts must be ordered, causing a delay, so notify Community Manager and inform residents.
Adherence to company monthly preventive maintenance directives, with regard to but not limited to; lighting, fire safety, pool/spa, life/safety hazards, and signage check under the direction of the Maintenance Supervisor or Community Manager.
Have knowledge of the location of gas, electric, irrigation, and water shutoffs, all apartment, and fixture shutoffs, and sewer cleanouts and familiarity with posted map.
Assist in performing apartment move-in and move-out inspections as directed by Maintenance Supervisor or Community Manager.
Know the current condition/status of all vacant units.
Recommends measures to improve methods of operations, performance, safety, and quality of service.
Suggests changes in working conditions and use of equipment to increase the efficiency of the shop, department, or work crew.
Performs on-call emergency service as required.
Assists the Maintenance Director/Supervisor or Property Manager on special maintenance projects, i.e., preventive maintenance of building components and/or mechanicals.
Interprets company policies for workers and enforces safety regulations.
Adheres to CloudTen Residential's Injury and Illness Prevention Policy and Asbestos and Hazardous Materials Policy. Maintain records and Material Safety Data sheets on all hazardous materials and chemicals utilized on site and are sure that employees are familiar with the precautions on the sheets before using them.
Ensures regular and timely communication with Site Management noting any maintenance problems or health/safety deficiencies.
Represents CloudTen Residential and the community you work for in a professional manner. Maintains a positive businesslike attitude and neat, clean, dress (including CloudTen Residential issued work shirt) and appropriate grooming.
Assist in promoting CloudTen Residential.
Attends and participates in training seminars as requested.
Assists other staff members as needed.
Delivers various communications to residents as needed.
Attends and assists in setting up resident functions and activities.
Performs other duties as assigned.
