About The Position

Paramark Corporation is seeking a dedicated professional to join our team in Davenport, IA, as a full-time Maintenance Technician. This role involves overseeing daily maintenance operations and ensuring the upkeep of the property under the guidance of the Property Manager and Regional Manager. A typical day may consist of diagnosing and performing minor and routine maintenance, ensuring all service requests are completed daily, and accurately documenting work performed through our electronic work order system. The technician will also inspect vacated units, create make-ready checklists, complete special projects, and inspect the exterior of the property for needed preventative maintenance or repairs. Ordering parts and supplies, maintaining inventory, obtaining bids from outside vendors, and performing emergency maintenance after hours are also key responsibilities. The role requires coordinating with the Property Manager daily and performing all work according to safety standards, OSHA, and health codes, while keeping work areas clean and tidy and promoting positive public relations.

Requirements

  • Experience with HVAC, plumbing, carpentry, minor electrical, etc.
  • Experience with hand tools, including tape measure, square, level, hand saw, chisel, cutters, pliers, wrenches, screwdrivers, hammers, etc.
  • Experience with power tools, including grinders, drills, various saws, rotary hammers, sanders, routers, planers, nail guns, air compressors, etc.
  • Experience with mechanical equipment, including motors, pumps, compressors, and blowers.
  • Experience with measuring devices such as voltmeters, multimeters, ohmmeters, PH tests, etc.
  • Basic computer skills with the ability to use email
  • Yardi / Voyager experience preferred
  • Be organized and efficient.
  • Be accountable and responsible.
  • Be able to function as a team player

Responsibilities

  • Diagnosing and performing minor and routine maintenance in a timely fashion
  • Ensure all service requests are completed daily
  • Accurately document work performed through our electronic work order system
  • Inspect vacated units and create make-ready checklists
  • Complete special projects as assigned and prioritized by the Property Manager
  • Inspect the exterior of the property for needed preventative maintenance or repairs
  • Complete or oversee the completion of the preventative maintenance or repairs
  • Order parts and supplies and maintain inventory
  • Obtain bids and negotiate pricing from outside vendors and contractors
  • Perform emergency maintenance (after hours) as needed
  • Coordinate with the Property Manager daily
  • Perform and report on all work according to the safety standards of the company, OSHA, and health codes
  • Keep work areas clean and tidy daily
  • Promote positive public relations with residents, co-workers, and company staff through a friendly and courteous attitude.
