The Maintenance Technician is responsible for assisting in preparing move-in ready apartments, which includes tasks like painting, carpet cleaning, general repairs, and housekeeping. The technician manages all maintenance needs of the community to ensure its physical condition meets or exceeds company standards, performs various preventative maintenance functions, and handles customer service requests using the Company work order system, including prioritization. Daily community inspections, keeping grounds and common areas free of trash and debris, are also key duties. The position involves performing a wide range of maintenance tasks such as electrical installations, pool maintenance, carpentry/construction, furnace and air conditioner repairs, filter changing, coil cleaning, plumbing and appliance repairs, drywall and painting repairs, vinyl installation and repairs, and minor roof repairs. Monitoring the maintenance and upkeep of all mechanical equipment, including fire safety systems, water heaters, HVAC units, and kitchen equipment, is also required. The technician will partner with contractors/subcontractors as needed, organize maintenance storage and mechanical rooms, ensure proper use and care of all tools, equipment, and vehicles, and ensure compliance with all federal, state, and provincial laws. Driving a company vehicle may be required, and the technician may act as a manager on duty and perform other assigned duties.
