The Maintenance Technician is responsible for assisting in preparing move-in ready apartments, which includes tasks like painting, carpet cleaning, general repairs, and housekeeping. The technician manages all maintenance needs of the community to ensure its physical condition meets or exceeds company standards, performs various preventative maintenance functions, and handles customer service requests using the Company work order system, including prioritization. Daily community inspections, keeping grounds and common areas free of trash and debris, are also key duties. The position involves performing a wide range of maintenance tasks such as electrical installations, pool maintenance, carpentry/construction, furnace and air conditioner repairs, filter changing, coil cleaning, plumbing and appliance repairs, drywall and painting repairs, vinyl installation and repairs, and minor roof repairs. Monitoring the maintenance and upkeep of all mechanical equipment, including fire safety systems, water heaters, HVAC units, and kitchen equipment, is also required. The technician will partner with contractors/subcontractors as needed, organize maintenance storage and mechanical rooms, ensure proper use and care of all tools, equipment, and vehicles, and ensure compliance with all federal, state, and provincial laws. Driving a company vehicle may be required, and the technician may act as a manager on duty and perform other assigned duties.

Requirements

  • High School Diploma or General Education Degree (GED).
  • Two (2) years of hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc. required.
  • Ability to perform basic arithmetic skills, including measurement in order to do basic calculations, estimating, and determining averages.
  • Demonstrated ability to use independent judgment and discretion to make decisions designed to achieve the Company’s goals.
  • Demonstrated experience in safe handling and use of tools normally used in construction, maintenance, and landscaping, including but not limited to circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet cleaner, paint sprayer, ladders, pressure washers, etc.
  • Basic computer skills and ability to operate standard office equipment.
  • Ability to transport up to 50 pounds variable distances and to access and work in confined spaces or heights in excess of 8-9 feet.
  • Familiar with all types of surfaces and respective cleaners.
  • Experience in carpet cleaning and upholstery cleaning.
  • Understanding of Lock Out/Tag Out procedures.
  • Position requires driving responsibilities (may use Company provided vehicle and/or personal vehicle).
  • Must possess valid driver’s license.
  • Must satisfactorily meet and be in compliance with Company motor vehicle policy standards.

Nice To Haves

  • Three (3) of multi-family property management or other building maintenance experience preferred.

Responsibilities

  • Manage all customer service requests using the Company work order system, including prioritization of requests.
  • Complete daily community inspections including keeping grounds and common areas free of trash and debris.
  • Perform various maintenance functions such as electrical installations, pool maintenance, carpentry/construction, furnace and air conditioner repairs, filer changing, coil cleaning, plumbing and appliance repairs, drywall and painting repairs, vinyl installation and repairs, minor roof repairs, etc.
  • Monitor the maintenance and upkeep of all mechanical equipment in the community, including but not limited to fire safety systems, water heaters, HVAC units, kitchen equipment, etc.
  • Partner with contractors/subcontractors as required to meet the needs of the community.
  • Organize maintenance storage and mechanical rooms.

  • May drive company vehicle (only if required by community).

  • May perform other duties as needed and/or assigned.
