About The Position

Cambridge Management, Inc. (CMI) is seeking a Maintenance Technician to join their team. CMI has been providing quality management for affordable housing communities since 1987 and has grown to nearly 350 employees managing 120 communities. This role is responsible for the preservation and upkeep of the community, operating within OSHA standards and company safety policies. The ideal candidate will have excellent attendance, communication skills, the ability to build lasting business relationships, and exhibit professionalism.

Requirements

  • Must live on site.
  • Must be able to travel to and from supply stores, other communities, and other off-site locations without advance notice.
  • Must have a valid driver’s license if driving a golf cart (if one is onsite).
  • Must be able to complete all required training within thirty (30) days of hire date.
  • Must be able to work any shift Sunday-Saturday to support the company's business needs.
  • Must be willing to work flexible hours including weekends for on-call or other duties as needed.
  • Must share 24-hour on call phone on a rotation basis.
  • Willingness to accept other tasks and responsibilities that may not be strictly related to repair and maintenance.
  • 6-month minimum maintenance experience is required, preferably in the field of residential community management.
  • Computer skills and working knowledge of Office 365 Basic: 10-Key, Alphanumeric Data Entry, Contact Management, Payroll Systems, Spreadsheet, Word Processing/Typing.
  • Must have excellent computer skills and have industry software experience.
  • RealPage’s OneSite competency will be required following specific CMI training.
  • Willingness and ability to utilize tablet/mobile devices and software efficiently.
  • Requires bending or twisting daily.

Nice To Haves

  • High school diploma preferred.
  • Certification from accredited trade school highly desired.
  • Certified Apartment Maintenance Technician (CAMT) is preferred but not required.
  • EPA Type I, Type II or Universal certification strongly preferred.

Responsibilities

  • Respond to and complete service requests in a timely manner.
  • Coordinate with the maintenance supervisor and team to prioritize tasks throughout the day.
  • Provide excellent customer service when interacting with residents, guests, and vendors.
  • Identify any issues regarding safety, hazardous conditions or maintenance needs in the community and correct them or report them to the maintenance supervisor.
  • Perform preventative maintenance on equipment within the community.
  • Prepare vacant apartments for move-in, including completing any necessary repairs or replacements.
  • Ensure upkeep of community appearance by replacing lightbulbs, removing trash and litter, painting and performing repairs.
  • Accurately complete records in Onesite regarding service requests, preventative maintenance, and make-ready of vacant apartments.
  • Perform electrical and plumbing work as required.
  • Assist with groundskeeping, pool maintenance, housekeeping, distribution of notices, apartment inspections, and other tasks as needed.
  • Participate in on call and snow removal activities (if applicable).
  • Handle tile work, carpentry repairs and all facets of the make ready process.
  • Diagnose problems and make repairs in areas such as electrical, plumbing, exterior, and appliance.
  • Perform daily work orders as well as apartment unit turns in a timely manner.

  • Position Salary Range: $18.00 - $20.00 (Unit is a 2 bedroom included)
