About The Position

Performs all scheduled and non-scheduled maintenance activities as required. Provide high-level customer service to residents. Ability to work as a part of the maintenance team and independently ensure the safety and integrity of the property.

Requirements

Ability to provide personal hand tools for use at work.
Smart phone required for use at work.

State driver’s license and working vehicle for business use.
On-time, consistent attendance is an essential function of the position.

Constant need to perform activities such as: Bend/Stoop/Squat/Kneel, Perform routine maintenance, Climb Stairs, Push or Pull, Reach Above Shoulder, Climb Ladders, Grasp/Grip/Turn, Finger Dexterity.
Constant need to lift or carry 1–25 lbs. (66-100%) Frequent need to lift or carry 25–50 lbs. (33-66%) Occasional need to carry 50–75 lbs. (1–33%)

Nice To Haves

HVAC certification preferred.
EPA license Type II or Universal preferred.
OSHA 10 hour preferred.
Certified pool operator license (CPO), required at properties with a pool, in compliance with state and municipal requirements. If not certified, the ability to become certified within the timeframe designated by the community manager.
Prior experience (1-2 years) in related field preferred.
Proactive attitude to assist the maintenance team to ensure that residents’ needs are met and prospects view an apartment community where they would like to live. Portrays a sense of urgency.

Responsibilities

Diagnoses and performs minor and routine maintenance and repair such as: electrical, plumbing, AC, heating, appliances, stairs, gates, fences, patios, railings, carpet, tile, flooring, gutter, lighting, fireplaces, ceiling fans, doors, cabinets, windows, locks, security systems, etc.
Handles resident work orders in a timely manner.
Performs unit make-ready repairs and services and restores to market-ready status in a timely manner.
Utilize personal Smartphone as needed, taking residents’ calls through the answering service and responding in a timely manner to emergency maintenance calls.
Assists in maintaining grounds and exterior building issues, including trash removal, pet waste, lighting issues, pool assistance, painting, power washing, snow removal, and other duties as needed.
Assists in maintaining the interior of the building, including painting, cleaning, and other duties as needed.
Other maintenance duties as assigned.
