About The Position

The Maintenance Technician is responsible for general maintenance and keeping the interior and exterior common areas of the property clean. The role includes custodial and grounds work, landscaping, make-ready assistance, pool care, repairs, work-order completion, and safe operation of maintenance equipment. The position is based on site and includes outdoor work and a flexible schedule that may include weekdays, nights, and weekends as needed.

Requirements

At least 1 year of experience in maintenance or a related field is preferred.
General knowledge of skilled trades, including construction and installation, repair and maintenance, drywall, basic carpentry, and make-ready work.
Ability to work efficiently and meet deadlines.
Good organizational skills and attention to detail.
Ability to meet the physical requirements of the role, including walking, standing, climbing stairs or ladders, accessing various property areas, and potentially pushing or pulling items, reaching overhead, bending, stooping, or kneeling.
Ability to use hand and finger dexterity to grasp tools and to see and hear as needed for the listed work tasks.
Ability to occasionally lift or carry items weighing up to 50 pounds; heavier items may be lifted with assistance or lifting equipment.
Ability to operate maintenance tools and equipment, a computer, keyboard, mouse, and other office equipment.
A flexible schedule, including weekdays, nights, and weekends as needed.
Successful completion of a background check, as required by local and federal law.

Responsibilities

Perform regular custodial duties and maintain common areas, including sweeping, mopping, vacuuming, dusting, and removing trash.
Complete grounds work as directed by the Maintenance Manager and/or Community Manager, including picking up trash, cleaning dumpster areas, trash rooms and chutes, blowing parking areas and sidewalks, removing debris, and power washing.
Clean breezeways by removing cobwebs and bugs from lights, mopping floors, power washing, and wiping down doors and handrails.
Perform basic landscaping, including trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves, and twigs.
Assist with preparing make-ready units, including removing trash from vacant apartments before make-ready.
Safely operate equipment such as power washers, backpack blowers, floor scrubbers, carpet cleaners, sweepers, and golf carts.
Assist with pool maintenance and basic pool care, including reading chemicals, making chemical adjustments, backwashing, and cleaning the pool.
Respond promptly to emergency on-call and after-hours maintenance assignments.
Complete work orders and maintenance tasks within 24–48 hours, update records in the computer system, address pending tasks, and set clear completion expectations.
Perform repairs to maintain the community’s appearance and structural integrity, promptly addressing damage.
Comply with company and regulatory policies, including OSHA regulations and safety and environmental laws.
Report supply needs to the Maintenance Manager and/or Community Manager and maintain shop organization.
