Requirements

  • Minimum 3 years of experience in property or facilities maintenance (residential or commercial)
  • High school diploma or equivalent preferred
  • HVAC/CFC certification required
  • Valid PA/NJ/FL driver’s license
  • Familiarity with Fair Housing laws
  • Own and maintain a standard set of hand tools
  • Strong general knowledge of electrical, plumbing, HVAC, carpentry, and appliance repair
  • Comfortable using standard maintenance tools and following OSHA safety standards
  • Able to read and interpret service manuals, maintenance records, and property layouts
  • Able to lift 50 pounds and perform physical tasks, including walking, bending, climbing, kneeling, and working outdoors in all weather conditions
  • Comfortable working at heights and in confined spaces
  • Willing and able to shovel snow, plow, and operate related machinery when needed
  • Strong communication skills and a team-first mindset
  • Positive attitude, reliability, and personal integrity

  • Ability to troubleshoot independently and follow tasks through to completion

Responsibilities

  • Respond to and complete resident service requests with professionalism and efficiency.
  • Prepare vacant units for occupancy with close attention to detail.
  • Handle a wide range of building repairs without reliance on outside vendors unless directed.
  • Conduct regular inspections of buildings, systems, and grounds.
  • Address issues with plumbing, lighting, HVAC, and structural elements before they become costly problems.
  • Work with the Service Manager to maintain and improve preventive maintenance protocols.
  • Be available for after-hours and on-call duties as scheduled.
  • Know emergency shut-offs and response procedures.
  • Follow all company protocols in handling urgent issues affecting safety and habitability.
  • Maintain and track inventory of tools and equipment.
  • Support special projects and assist across departments as needed.
  • Keep maintenance areas organized, clean, and OSHA-compliant.
