About The Position

The Maintenance Technician is responsible for performing a variety of tasks to ensure the upkeep and repair of properties. This includes maintaining the interior and exterior of buildings, responding to work orders, conducting inspections, and performing preventative maintenance. The role requires basic construction and maintenance knowledge, the ability to operate tools and equipment, and strong organizational skills.

Requirements

  • Basic construction or building maintenance knowledge required.
  • Ability to operate light equipment and hand tools used in maintenance and repair required.
  • Minimum of 1 year maintenance or construction experience required.
  • Valid CA driver’s license, proof of auto insurance, and access to a reliable vehicle.
  • Ability to lift up to 50 pounds.
  • Ability to stand and walk 7-8 hours daily.
  • Ability to bend, squat, and reach.
  • Willing to travel to different properties for coverage, after hour calls, and emergency repairs.

Nice To Haves

  • Microsoft Office and general computer proficiency highly desired.
  • Yardi or similar work order software experience highly desired.

Responsibilities

  • Walk interior and exterior sidewalks daily, removing debris and trash, washing sidewalks/curbs/gutters as needed, and checking fencing for repairs.
  • Clean, paint, and repair vacant units according to PSHH policy and procedures.
  • Review and address daily work orders through the Yardi system, making tenant repairs if feasible.
  • Determine if repair items are under warranty and contact manufacturers or contractors for repairs.
  • Identify resident-caused repair issues and notify the Property Manager.
  • Maintain parts and supplies inventory, ordering necessary items.
  • Complete periodic unit inspections in coordination with the Facilities Manager.
  • Attend inspections and prepare inspection reports.
  • Conduct preventative maintenance for building systems and equipment as per the Preventative Maintenance Plan.
  • Notify the Property Manager of any tenant violations.
  • Clean dumpster areas and ensure gates are closed when not in use.
  • Ensure rain gutters are free of debris.
  • Repair washers and dryers or notify the Property Manager to contact an outside vendor.
  • Repair and change locks, and manage tenant lockouts.
  • Unlock and lock driveway gates according to the approved schedule for sites with security gates.
  • Work within approved budgets for each site in coordination with the Maintenance Supervisor and Property Manager.
  • Perform other assigned tasks.
