About The Position

Rutherford MHC Management is looking to hire a full-time Mobile Home Community Maintenance Technician to service a beautiful all-age mobile home park community located in San Marcos, California. The Maintenance Technician is responsible for ensuring that the day-to-day maintenance operations of the assigned Mobile Home Park run smoothly and efficiently. This includes ongoing maintenance of a clean and well-run Park environment, while fostering good will with the Community Staff and Residents in a professional manner. The Maintenance Technician works in coordination with the onsite Community Manager and/or Maintenance Manager.

Requirements

  • Strong and effective operational and problem solving skills.
  • Ability to communicate clearly and effectively with vendors, inspectors, co-workers, managers and residents.
  • Excellent project management skills.
  • Ability to schedule and an understanding of laws and ordinances that are applicable to the Manufactured Housing Park industry.
  • Attention to detail and neat penmanship.
  • Professionalism and a Customer Service attitude.
  • Normal range of hearing, vision, color discrimination and depth perception for proper operation of equipment.
  • Intermittent standing, bending, crouching, pushing/pulling, lifting/moving, lifting and carrying a minimum of 50 lbs. (light to heavy weight material/equipment), climbing ladders/stairs.
  • Ability to use and comply with requirements to use appropriate safety equipment (e.g., back belts, goggles, masks, gloves, etc.).
  • Possession and maintenance of a valid driver's license.
  • Ability to purchase maintenance supplies at various maintenance supply stores from time to time.
  • Ability to be on an "on call" rotation for emergency service requests after hours and/or on weekends.
  • Skilled at problem solving.
  • Dedicated to completing projects.
  • Flexible with working with others.
  • Excellent time-management and prioritization skills.
  • Dedicated to providing exceptional maintenance service.
  • Must have an ability to communicate clearly and effectively with vendors, inspectors, co-workers, managers and residents.
  • Ready for scheduled and unscheduled local, county, and state inspections.

Responsibilities

  • Maintain Park-owned facilities, amenities, common areas and equipment (clubhouse, swimming pool, spa, streets, street lights, play equipment, fences, walls, signs, mailboxes, laundry, storage areas, Park-owned homes/home sites, Park-owned vehicles/equipment, etc. as applicable) in safe, clean, and operational condition.
  • Conduct inspections and maintenance.
  • Manage mobile home park vendors.
  • Troubleshoot resident complaints concerning gas, electric, water and plumbing issues.
  • Submit accurate and timely routine reports as scheduled (maintenance, gas system, community inspections, etc.).
  • Walk and inspect the community on a regular basis to address issues and ensure that everything is up to high standards.
  • Interact with residents and collaborate with other staff and regional managers.
  • Be on an "on call" rotation for emergency service requests after hours and/or on weekends.
