About The Position

In this position, you will be responsible for providing maintenance services in our apartment communities to include installation of appliances, HVAC, electrical work, and general repairs and maintenance of equipment. You will use your own vehicle to drive to a limited number of properties, and you will be reimbursed for mileage. We are ideally looking for someone with a positive attitude and strong work ethic who can work independently and as part of a team.

Requirements

  • Minimum1-3 years' experience preferred
  • Ability to act independently and make decisions
  • Strong verbal and written communication skills
  • Able to multi-task and manage several projects and excel under tight deadlines
  • Able to communicate effectively and efficiently with residents, team members, and vendors
  • Computer knowledge MS Word, Excel, and Outlook
  • Able to work evenings, weekends and on-call (as needed)
  • Able to lift 50lbs or more
  • High school diploma required

Nice To Haves

  • HVAC and EPA licenses preferred
  • Boiler’s Licenses preferred
  • Previous plumbing, electrical, mechanical, drywall repairs, carpentry, and pool/spa maintenance preferred

Responsibilities

  • Always demonstrate quality customer service
  • Demonstrate a positive attitude and work ethic to help keep the atmosphere friendly and productive
  • Assists Property Manager/Portfolio Manager in carrying out the implementation of various policies, standards, procedures, and programs relating to the overall maintenance and upkeep of the property
  • Initiates, performs and oversees maintenance projects
  • Performs repairs according to requests received from residents in a timely and satisfactory manner
  • Responds to problems and find solutions to any repairs needed in on the premises, including installation of appliances, HVAC, electrical, etc.in a timely manner.
  • Coordinates and assists with apartment turnovers that meet Level 10 standards
  • Assists with maintenance of common areas (indoor and outdoor) as needed
  • Follows the Preventive Maintenance Program guidelines by helping to perform an inspection on each apartment at least two (2) times per year and performing routine preventive maintenance of common areas per schedule
  • Develops and maintains relationships with vendors, negotiates pricing and processes invoices
  • Ensures compliance with all company, local, state and federal safety rules
  • Maintains and cares for equipment as may be necessary for its continuous operation
  • Maintains an adequate inventory supply level while ensuring service shop is clean and organized
  • Complies with all Federal and Local Fair Housing regulations and ordinances
  • Maintains confidentiality of co-workers, management, owners, past and current residents, vendors, and all outside contacts
  • Work with the service team to ensure the premises are presentable and safe for operations
