Requirements

  • 1–3 years of maintenance experience, ideally in apartment communities, with strong troubleshooting and problem‑solving abilities.
  • Basic business awareness, including comfort with budgeting or simple financial concepts.
  • Refrigeration certification (Type II or Universal) within the first 90 days of employment.
  • Valid licensing and transportation, including a clean driver’s license and dependable vehicle.
  • Perform physically demanding tasks such as lifting up to 50 lbs, pushing/pulling up to 300 lbs on wheels, climbing 40‑ft ladders, bending, kneeling, and using hand tools and test equipment.
  • Move and service heavy equipment including appliances, laundry machines, building materials, and specialty equipment—often 75 to 300+ lbs—sometimes up multiple flights of stairs using a hand truck.

Responsibilities

  • Complete maintenance work orders for appliances, plumbing, HVAC, electrical, gate systems, pools, and general repairs, including occasional after‑hours issues.
  • Prepare vacant units to ensure apartments are fully rent‑ready.
  • Maintain facilities and inventory by keeping maintenance areas organized, managing parts stock, and ensuring all amenity spaces remain clean, safe, and operational.
  • Provide resident support through professional communication, timely issue resolution, and assistance with resident events and deliveries.
  • Handle administrative tasks including logging service requests, updating databases, and monitoring contractor performance while supporting budget and policy compliance.
  • Uphold community standards by following company policies and maintaining a clean, professional appearance at all times.
