About The Position

The Maintenance Technician performs general maintenance and helps maintain the cleanliness of the interior and exterior common areas at the property. The role includes custodial work, groundskeeping, landscaping, make-ready assistance, pool maintenance, repairs, work-order completion, and maintaining compliance with company and regulatory safety requirements. The position is based on site and requires time outdoors. A flexible schedule is required, including weekdays, nights, and weekends as needed to meet business needs.

Requirements

• Ability to walk, stand, climb stairs or ladders, and access various areas of the property.
• Ability to push or pull items and reach overhead as needed.
• Ability to bend, stoop, or kneel as needed.
• Manual dexterity and ability to grasp tools.
• Ability to see to identify plants, weeds, and pests and to read computer screens.
• Ability to hear and understand verbal communications in person and over the phone or computer, and to hear sounds that may indicate issues, such as machinery noises or alarms.
• Ability to occasionally lift or carry items weighing up to 50 pounds; heavier items may be lifted with team members or lifting equipment.
• Ability to operate maintenance tools, including power washers, trimmers, blowers, and floor scrubbers.
• Ability to operate a computer, keyboard, mouse, and other office equipment.
• Flexible schedule, including weekdays, nights, and weekends as needed to meet business needs.
• Compliance with a background check is required as applicable under local and federal or state requirements.

• A valid driver’s license is preferred; candidates without a license may be provided a liability waiver, as applicable.

Responsibilities

• Perform custodial duties and maintain common areas, including sweeping, mopping, vacuuming, dusting, and removing trash.
• Complete grounds work as directed by the Maintenance Manager and/or Community Manager, including cleaning dumpster areas, trash rooms and chutes, clearing debris, and blowing or power washing parking areas and sidewalks.
• Clean breezeways by removing cobwebs and bugs from lights, mopping floors, power washing, and wiping doors and handrails.
• Perform basic landscaping, including trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves, and twigs.
• Assist with preparing make-ready units, including removing trash from vacant apartments before make-ready.
• Safely operate equipment such as power washers, backpack blowers, floor scrubbers, carpet cleaners, sweepers, and golf carts.
• Assist with pool maintenance, including reading chemicals, making chemical adjustments, backwashing, and cleaning the pool.
• Respond promptly to emergency on-call and after-hours maintenance assignments.
• Complete work orders and maintenance tasks within 24–48 hours, update records in the computer system, address pending tasks, and set clear completion expectations.
• Perform repairs to maintain the community’s aesthetics and structural integrity and promptly address damage.
• Ensure compliance with company and regulatory policies, including OSHA regulations and safety and environmental laws.
• Report supply needs to the Maintenance Manager and/or Community Manager and maintain shop organization.
