Requirements

  • Will need to be on feet (66% to 100%).
  • Will need to perform the following physical activities (66% to 100%): bend/stoop/squat/kneel, climb stairs, climb and work off a ladder, push or pull, reach above shoulders, grasp/grip/turning and finger dexterity.
  • Lifting/carrying (supplies, replacement parts, ladders, etc.): Between 1-25 lbs Constant need (66% to 100%); Between 25-75 lbs Frequent need (33% to 66%); Between 75 - 150 lbs Occasional need (1% to 33%); Over 150 lbs Rare need (less than 1%).
  • Vision Requirements: Will need to observe areas needing attention/correction. Read cautionary labels, respond to written instructions from staff. Frequent need to see things clearly beyond arm’s reach.
  • Hearing, Speaking and Written Requirements: Constant requirement to give information and receive instructions from residential management (33% to 66%). Ability to read, write and understand English.
  • Driving Requirements: Occasional need to utilize personal transportation to pick up replacement parts and supplies from vendors (1% to 33%). Ability to be on-call and be on the property on short notice. Must have a valid driver’s license, insurance and car registration if driving for business purposes.

Responsibilities

  • Adhere to MORGAN’s Maintenance, Emergency Procedures, Leasing and Marketing, Management and Operations manuals along with the Team Member Handbook.
  • Perform all tasks in a safe manner and provide customer service.
  • Handle service requests, apartment turnovers and assist with outside vendors as assigned by the Lead Maintenance.
  • Assist in all phases of apartment and property maintenance, including plumbing, carpentry, appliance repair, electrical and heater maintenance, painting, etc.
  • Maintain an organized work place and shop.
  • Report parts or supplies that need to be ordered to the Lead Maintenance.
  • Inventory supply shipments and puts away stock, giving packing slip to the Community Manager.
  • Report issues involving safety, property maintenance and unresolved maintenance issues to Lead Maintenance in a timely manner.
  • Assist in the upkeep of the exterior and interior of the property.
  • Responsible for vehicle (golf carts) and pool/spa maintenance and upkeep.
  • Ensures lighting replacement and trash maintenance of outside grounds.
  • Comply with all training requirements set forth for this position.
