About The Position

The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make-ready repairs to all vacant units prior to move-in. This role also involves performing work order requests, assisting with inventory control, inspecting the property for improvements and repairs, and ensuring the grounds are kept clean. The technician will operate and maintain equipment, know the location of emergency utility shut-offs, and perform interior and exterior painting as needed. Adherence to company policies, maintaining a clean workspace, and a professional appearance are expected. The position requires flexibility to assist at other sites or transfer properties if needed, and immediate availability during snow events.

Requirements

  • HVAC skills - CFC certification
  • Plumbing, electrical, carpentry skills
  • Knowledge of SDS and OSHA
  • Current driver's license
  • Reliable transportation
  • High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.

Nice To Haves

  • HVAC certified preferred
  • CPO certification preferred
  • 608 Refrigerant Certification preferred, but not required. Will train if necessary.
  • Pool certification (if required)

Responsibilities

  • Perform repairs to make-ready units in a timely manner.
  • Responsible for 24-hour on-call, as scheduled, and responding to on-call paging.
  • Assist the Service Manager or Housekeeper with their work if necessary.
  • Assist Grounds personnel with trashing out units if necessary.
  • Assist the Service Manager with inventory control and utilization of maintenance materials and supplies.
  • Inspect property for improvements and repairs and review with the Service Manager.
  • Perform work order requests.
  • Assist the Service Manager with maintenance requests.
  • Ensure that the grounds are free of litter at all times.
  • Operate and perform scheduled maintenance properly on all equipment.
  • Know the location of gas and water meter emergency cut-offs, all apartment and fixture cut-offs, and sewer clean-outs.
  • Paint interior and exterior when required.
  • Assist the Property Manager or other staff members when requested.
  • Perform work orders with “same day completion” in mind.
  • Review work orders with Service Manager on a daily basis.
  • Responsible for adherence to policies outlined in Employee handbook.
  • Responsible for keeping the Maintenance shop clean and in order at all times.
  • Be immediately available in the event of snow.
  • Follow the Maintenance General Operating Policies.
  • Maintain a professional appearance in uniform and display a good attitude at all times.
  • Be aware of personal hygiene and cleanliness while on the job.
  • Understand the importance of a good attitude and “team spirit”. Work well with other staff members.
  • Be cooperative in helping at another site when needed and be flexible to transfer to another property if needed.
  • Perform other duties as assigned.
