About The Position

The Maintenance Technician - HVAC is responsible for maintaining the physical integrity of the apartment community, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. In the absence of a maintenance supervisor, this role will assume all maintenance responsibilities. The position involves performing and coordinating maintenance activities, including repairs, preventative maintenance, installations, and construction, in a timely manner to maximize property occupancy and return on investment.

Requirements

  • Up-to-date Universal type EPA Certification required from an approved and licensed authority.
  • HVAC (Heating, Ventilation, and Air Conditioning Certification) License.
  • At least 1-year experience in apartment maintenance or similar field.
  • A high school diploma or equivalent and professional knowledge of trades/maintenance discipline are required.
  • Must possess and maintain a valid driver’s license (as applicable by the property).
  • Must have a reliable mode of transportation at all hours.
  • Must have a mode of communication in which to be contacted at home and to respond in cases of emergency.
  • Must be willing to perform work at or be assigned to other communities as needed.
  • Must be available and willing to answer 24-hour maintenance emergency calls.

Nice To Haves

  • Swimming Pool Certification is a plus.

Responsibilities

  • Completes service requests within 24 hours.
  • Participates in an ongoing community improvement plan and preventative maintenance program.
  • Performs trash-outs and make-readies to ensure units are ready for future residents as quickly as possible.
  • Changes locks and makes keys.
  • Removes and transfers heavy appliances and equipment from storage areas to apartments (or vice versa) as circumstances warrant; assists in moving abandoned furniture, appliances, etc., to a dumpster when necessary.
  • Diagnoses and performs maintenance/repair on various systems.
  • Keeps property common areas and grounds neat and free of litter.
  • Performs routine grounds keeping when necessary, including weeding, raking, sweeping, and shoveling.
  • Ensures that storage areas, vacant units, etc., remain locked when not in use.
  • Responsible for the thorough knowledge, implementation, and enforcement of pertinent laws and EPA and OSHA regulations governing the proper use, storage, and management of hazardous materials, including solvents, flammables, caustics, and freon.
  • Maintains a courteous and helpful demeanor with residents, prospective residents, co-workers, vendors, etc.
  • Assists with resident functions as required.
  • Acts as a team member with all associates of the management staff.
  • Adheres to schedule, is prompt, on time to work, and has good, regular attendance.
  • Must have a reliable mode of transportation at all hours for emergency calls, supply runs, and potential travel to other properties.
  • Must have a mode of communication to be contacted at home and respond to emergencies.
  • Responsible for reporting any unusual or extraordinary circumstances regarding residents or the property.
  • Responsible for seeking educational opportunities and information to stay updated on current best practices and regulations related to job duties.
  • Willing to perform work at or be assigned to other communities as needed.
  • Available and willing to answer 24-hour maintenance emergency calls.
  • Other duties as assigned.
