About The Position

The Maintenance Technician provides repair and preventive maintenance for all on-site buildings they’re responsible for, including lawn and grounds care. This role upholds company standards for budgets, maintenance, guidelines, and applicable laws — and communicates regularly and effectively with residents, staff, and all levels of management. We’re looking for someone who takes pride in their work, treats residents with respect, and keeps growing their craft.

Requirements

  • High school diploma and two to three years of experience as a general maintenance mechanic or related occupation, or a combination of education and experience providing equivalent knowledge.
  • A driver’s license and transportation are required.
  • Ability to read, analyze, and complete documentation required by city, county, state, or federal agencies.
  • Must communicate effectively — speaking, listening, and writing — with residents and outside agencies.
  • Ability to add, subtract, multiply, and divide in all units of measure.
  • Able to assess a situation based on available data and information and make timely, appropriate decisions.
  • Self-motivation, the ability to multitask, and the ability to work independently.
  • Must be able to prioritize job duties and maintain confidentiality.
  • Skill in establishing and maintaining positive relationships with diverse residents is essential.
  • Regular attendance, reliability, and punctuality are needed to be available for applicants, current residents, and outside vendors during scheduled hours.
  • Must be able to assist teammates and respond to occasional property or tenant emergencies.
  • Must be available on weekdays and weekends at the end and beginning of each month to work on apartment turnovers and make-readies.

Nice To Haves

  • Other formal maintenance-related training and certifications are desirable.
  • If working on a boiler system, a state boiler’s license — or the ability to obtain one upon employment — is required.

Responsibilities

  • Respond to “on-call” emergency maintenance requests and resident needs promptly and reliably.
  • Perform lawn care including mowing, trimming, seeding, sodding, repairing, and winterizing.
  • Maintain building exteriors including repairs, painting, and rescreening windows.
  • Keep occupied units in good condition and in compliance with all codes to maintain resident satisfaction, and ready vacant units within the required timeframe — including repair and maintenance of appliances, plumbing, electrical and lighting systems, heating and cooling systems, walls and flooring, sprinklers, reframing and hanging doors, troubleshooting phone lines and cables, and removal and disposal, using carpentry skills as needed.
  • Perform snow and ice removal — snow blowing, shoveling, salting, and chipping ice build-up on sidewalks, walkways, parking lots, roofs, and common spaces.
  • Replace unit locks as necessary and on all turnovers, plus outside doors and outbuildings, taking other steps as needed to maintain the security of the premises.
  • Coordinate and oversee the work of sub-contractors hired by the company, communicating clearly and holding work to our standards.
  • Perform small motor repair and maintenance on equipment such as lawnmowers, tractors, snowblowers, chainsaws, and other power tools.
  • Purchase approved supplies such as paint, brushes, locks, pipe, wiring, and light bulbs for maintaining the property, seeking good value on the company’s behalf.
  • Maintain and operate electrical, mechanical, plumbing, building, carpentry, and heating equipment; diagnose and troubleshoot malfunctions and use appropriate resources to correct problems.
  • Assist in periodic unit inspections to identify short-term repair needs, resident housekeeping and sanitation issues, and long-term capital and replacement needs — approaching residents’ homes with courtesy and care.
  • Purchase and pick up approved parts and materials needed to perform maintenance duties.
  • Coordinate with the schedules of painters, carpet installers, and other contractors as necessary.
  • Prepare and maintain paperwork such as invoices, service requests, and timesheets accurately and on time.
  • Haul material to the landfill.
  • Consult with vendors to find the best value on goods and services.
  • Stay informed on changing codes and their possible impact on the site, implementing changes as necessary.
  • Communicate with management on changes, maintenance needs, and tenant issues — keeping everyone in the loop.
