The Maintenance Technician will maintain the property to ensure good working order and pleasant curb appeal while providing superior customer service to residents. This role involves diagnosing and solving maintenance issues in apartment homes, exterior, and common areas, ranging from plumbing, electrical, general carpentry, HVAC, appliances, and pools. The technician will complete service requests within 24 hours and must be available for 24-hour emergency calls, reacting and addressing all emergency situations promptly. Responsibilities include preparing apartments for new residents according to Arqline standards, performing daily maintenance of property grounds for excellent curb appeal, and maintaining an operating environment to achieve a satisfactory level of resident service. The role also involves casual labor, such as lifting/moving heavy items as directed by supervisory personnel, routinely inspecting building mechanical systems/equipment, monitoring and adjusting controls for building systems, and ensuring common areas are clean and aesthetically appealing. The technician will report all problems to the Maintenance Supervisor, maintain a good working relationship with staff, keep assigned equipment in good working condition, and observe all safety standards. They will properly utilize new equipment, follow safety procedures, respond to emergency maintenance requests, and assist in maintaining records of scheduled maintenance procedures. Additional projects and duties may be assigned.
