About The Position

CAMS, a leading Community Association Management (HOA) company, is seeking a dependable and skilled Part-Time Maintenance Technician to support the overall upkeep and appearance of buildings and common areas within a homeowners association in Mount Holly, NC. This role is ideal for an experienced maintenance professional who takes pride in maintaining safe, clean, and attractive communities. The position is part-time with 25-30 hours a week. Pay rate: $25- $30 depending on experience.

Requirements

  • At least 2 years of experience in property maintenance or equivalent field
  • Must be available on-call for emergencies
  • Must be able to respond to emergencies in a timely manner
  • Must have a valid NC Driver's license and reliable transportation
  • Must have general knowledge of plumbing and electrical systems
  • Must have general construction knowledge including but not limited to light sheetrock repairs and painting
  • Must have general knowledge of swimming pool operation
  • Must be knowledgeable and skilled in the safe use and maintenance of the following tools: Hand Tools Various: wrenches, hammers, grips, saws, sledgehammers, snips, posthole diggers, etc. Power Tools: Wrenches, grinders, sanders, drills, saws, key machines, etc. User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders. Mechanical Equipment: Motors, pumps, compressors, blowers, electric and hand power augers, etc.

Responsibilities

  • Provide maintenance for all common areas and amenities (exterior and interior) of the Association in a manner that facilitates routine operation and extended life.
  • Ensure cleanliness of the exterior grounds of the community by picking up trash, blowing off debris, and emptying trash cans.
  • Perform routine and emergency carpentry, minor electrical, plumbing, and painting maintenance functions that fall under the responsibility of the Homeowners Association (HOA).
  • Ensure property security of the entire complex, especially when contract work is being performed.
  • Maintain and/or monitor the proper operation of all facilities/functions (pools, bathrooms, etc.).
  • Ensure the general cleanliness and appearance of the entire complex.
  • Follow through on work orders as assigned by the Community Manager.
  • Provide email responses in a timely manner.
  • Inspect the entire complex daily for areas requiring immediate action.
