About The Position

The Maintenance Technician is responsible for ensuring the physical asset of the property meets designated program requirements and Fitch Irick’s standards. This role involves general maintenance and operations, timely completion of resident and property maintenance requests, and ensuring proper safety logs are completed in accordance with company policies and procedures and applicable OSHA and agency law. The position also requires timely completion of unit turnovers, including the removal of trash from vacant units.

Requirements

• High School Diploma or equivalent
• Valid Driver’s License required
• This position is very labor intensive with prolonged times of standing, stooping/bending, pushing/pulling, and frequent exposure to elements and chemicals.
• This position may need to lift 100+ pounds on occasion and 50+ pounds frequently.
• Teamwork, integrity, leadership, customer service skills.

Nice To Haves

• Associate’s Degree
• EPA/CFC certifications
• 1+ years of maintenance experience in real estate or property management.

Responsibilities

• Inspect, clean, and maintain property grounds, buildings, and amenities, including trash removal.
• Schedule and complete all preventative maintenance programs.
• Regularly inspect grounds, amenities, units, and buildings, reporting any unusual or potential risks to the Site Manager and submitting required reports/forms.
• Observe all Fair Housing rules and regulations.
• Handle emergencies in compliance with Fitch Irick policies and procedures.
• Assure timely reporting and thorough documentation of incidents involving property damage or personal injury, assisting with insurance reporting.
• Maintain and inventory all supplies and equipment, and keep the maintenance storage area organized.
• Complete and document all resident and property maintenance requests in a timely manner, ensuring records are up-to-date and accurate.
• Complete unit turnovers in compliance with Fitch Irick’s unit turnover checklist, including trash removal from vacant units.
