About The Position

Vistoria on Happy Valley in Peoria, Arizona, is hiring a full-time Maintenance Technician to maintain the community’s physical integrity and provide a safe, secure living environment for residents, visitors, and staff. The position performs general repairs in apartments and common areas, prepares vacant apartments, removes trash, responds to emergency repairs, cleans and performs landscaping, orders maintenance equipment, keeps records, accepts deliveries, and moves furniture or appliances. The technician responds promptly to resident service and maintenance requests, communicates the status of pending work, corrects unsafe property conditions, and maintains accurate records of preventive maintenance, service requests, expenditures, apartment make-ready status, and work in progress. The role ensures make-ready work is completed on schedule and includes grounds upkeep, changing locks and keys, and other assigned duties. The position requires 40 or more hours per week. Evening, weekend, and on-call hours are required as circumstances warrant. Applicants must supply their own tools and have transportation to pick up parts and supplies. The selected applicant must complete drug and background screening.

Requirements

At least 1 year of experience in property maintenance or an equivalent maintenance-related field.
Ability to interact professionally and efficiently with prospects, residents, staff, and management.
Hands-on experience with basic plumbing, carpentry, electrical, heating and air conditioning systems, swimming pools, landscaping, and cleaning.
Must furnish own tools and have transportation to pick up replacement parts and supplies from vendors.
Must have CFC/EPA-approved certification or be willing to obtain it within 45 days of hire.
Must be willing to obtain Certified Apartment Maintenance Technician (CAMT) certification if requested by management.
Ability to lift up to 50 pounds, climb ladders and stairs, walk between buildings and on roofs, stoop, kneel, and bend, and demonstrate hand-eye coordination and manual dexterity.
Familiarity with and adherence to OSHA guidelines.
Proficient knowledge of Microsoft Office Suite, including Word, Excel, and Outlook.
Must complete drug and background screening.
Must be available for 40 or more hours per week, including evenings, weekends, and on-call hours as circumstances warrant.

HVAC certification.
Certified Pool Operator (CPO) certification.
Heat pump experience.
Certified Apartment Maintenance Technician (CAMT) certification.

Responsibilities

Maintain the physical integrity of the community and help ensure a safe, secure environment for residents, visitors, and staff.
Address resident service and maintenance requests in a timely manner and communicate pending items or request status to residents.
Perform general repairs in apartments and common areas, including emergency repairs.
Prepare vacant apartments and ensure make-ready repairs and services are completed on schedule.
Keep the property in good condition and immediately correct unsafe conditions.
Maintain accurate records of preventive maintenance, service requests, expenditures, apartment make-ready status, and work in progress.
Perform grounds maintenance, including raking, sweeping, shoveling, and salting as circumstances warrant.
Remove trash, clean, and perform landscaping.
Change locks and keys.
Order maintenance equipment, accept deliveries, and move furniture and/or appliances.
Pick up replacement parts and supplies from vendors.
Perform other duties as assigned or required.
Follow OSHA guidelines to protect oneself and the team.
Obtain Fair Housing certification before interacting with prospects or residents.
