About The Position

The Maintenance Technician is responsible for completing service requests, performing make-ready tasks for vacant apartments, conducting preventative maintenance, and responding to emergency calls. This role also involves occasional duties such as groundskeeping, painting, pool maintenance, and assisting with evictions. The technician must adhere to all company policies and safety procedures.

Requirements

  • Must be certified Universal or Type I and II for refrigerant recovery.
  • High School Diploma or GED.
  • Good writing skills required for filling out work orders.
  • Basic computer skills such as navigating a web browser.
  • Must pass the IPM Maintenance Test with a minimum score of 70%.
  • HVAC certification required.
  • Must possess valid documentation to establish identity and U.S. employment eligibility.
  • Submission to, and ability to pass, a thorough pre-employment background check and drug screening is a requirement for employment.

Nice To Haves

  • Trade school courses in HVAC, electricity, plumbing, etc., preferred.
  • EPA certification preferred.
  • Successful completion of all in-house training programs related to the service level as defined in the IPM Management Service Polices and Procedures manual.

Responsibilities

  • Completes service requests as assigned in Yardi by the Service Manager.
  • Logs and completes service requests in Yardi on mobile devices.
  • Performs make-ready of vacant apartment homes, which may include maintenance, painting, and/or cleaning tasks.
  • Completes the “Apartment Punch-Out Maintenance Report” accurately.
  • Performs preventive and routine maintenance tasks as directed by the Service Manager.
  • Conducts periodic unit inspections through use of mobile devices.
  • Shares in “Emergency On-Call” duties, requiring 24-hour availability and responding to emergency calls within one hour.
  • Performs other tasks such as picking up the grounds, compacting trash, painting/pressure washing, pool maintenance, trash-outs, blowing streets/breezeways/parking lots, and setting up or moving model furniture.
  • May be requested to help at other properties.
  • Helps perform legal evictions of residents supervised by the county marshal.
  • May be required to help move residents’ furniture and personal belongings during any evictions.
  • Provides additional services during times of inspections.
  • Assists Community Manager and/or Assistant Manager in assigned duties, which may include flex hours.
  • Follows and adheres to all company policies including Life/Safety, Mold and Mildew, Uniforms, Bedbugs etc.
  • Adheres to the handheld telephone policy and ensures the phone is charged and operational daily.
