Maintenance Technician - Part Time
About The Position
Pivotal is hiring a part-time Maintenance Technician to support Newton Senior, a 53-unit senior community in Newton, Iowa. The technician will maintain the community’s physical integrity and help provide a safe, secure, and comfortable environment for residents, visitors, and staff. The role includes grounds upkeep, resident service, work-order completion, unit turnovers, and responding to emergencies while on call. Work orders are managed through a mobile app, and the company provides a stipend for use of a personal smartphone. The schedule is 24 hours per week, with possible weekend and overtime hours.
Requirements
- At least 1 year of related experience.
- Reliable transportation and a valid driver’s license.
- Commitment to regular attendance, which may include weekend and overtime hours.
- Ability to be on call for emergencies.
- Ability to use smartphone applications to receive, manage, and close work orders.

- HVAC training and certification.
Responsibilities
- Provide outstanding customer service to current and future residents.
- Complete resident work orders within the expected 24-to-48-hour timeframe.
- Perform routine maintenance involving HVAC, plumbing, electrical, and carpentry.
- Assist with court-ordered set-outs when necessary.
- Perform unit turnovers between residents according to company standards, typically within 3–5 days.
- Maintain the grounds and community curb appeal, including daily grounds pickup.
- Prioritize and manage multiple tasks.
- Respond to on-call emergencies and support residents as needed.
- Receive, manage, and close work orders using smartphone applications.
