The Maintenance Technician will sustain the physical integrity of MDC properties. This involves insuring a safe, secure and comfortable living environment for residents, visitors and employees. This position provides general maintenance to assigned properties with duties to include maintaining and cleaning property exterior, electrical, HVAC, plumbing repairs and landscaping duties. This position is also responsible for special projects or assignments. Conduct all business in accordance with company policies and procedures, state and federal laws, e.g. OSHA, ADA, Fair Housing, etc. Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and Freon. Constantly be aware of the condition of apartment property throughout the community and immediately initiate action to correct unsafe conditions, e.g., broken steps, open holes, broken/burned out exterior lights. Inspects and maintains all tools in excellent condition. Performs day to day repairs as assigned that may include use of hand tools, power tools and cutting tools. Performs project work including landscaping, painting, electrical and HVAC duties. Performs routine scheduled maintenance on all appliances, fixtures, building interior and exterior, play areas and equipment particular to the building as required. Cleans and details assigned properties and may collect and deposit refuge with daily intentions to keep properties presentable and safe. Troubleshoots equipment and appliance repair needs. Reports known repairs of properties even if not assigned to them.
