About The Position

Are you a proactive, resourceful problem solver with a strong technical mindset? We are looking for a skilled, detail-oriented Maintenance Technician to elevate our property management team! In this dynamic role, you will power our daily operations-mastering everything from rapid-response service requests and seamless unit turns to complex trade repairs-keeping our grounds pristine and our residents delighted.

Requirements

  • Hands-on background in general facility maintenance, residential trades, or unit turns.
  • Diagnostic expertise across electrical, plumbing, HVAC, or appliance repair is a major advantage.
  • Exceptional customer service mind-set, clear communication skills, and a collaborative team spirit.
  • Participate in a shared, rotational after-hours on-call schedule.

Responsibilities

  • Execute light painting, precise drywall patching, caulking, and door lock/deadbolt replacements.
  • Remove old carpet, padding, and vinyl flooring to prep units for fresh flooring installations.
  • Safely install light fixtures, ceiling fans, outlets, switches, and emergency lighting.
  • Utilize electrical testing meters to expertly troubleshoot shorts and wiring issues.
  • Clear waste lines, snake drains, pull toilets, and replace shower cartridges, garbage disposals, faucets, shutoff valves, and toilet flanges.
  • Repair supply/drain lines and maintain water heaters.
  • Swap fan motors, contactors, capacitors, thermostats, and air filters.
  • Keep condensate drain lines clear and systematically diagnose heating/cooling systems.
  • Decode failure codes, clear defrost drains, repair ice makers, and install stove elements, infinity switches, hard start kits, and dishwashers.
  • Restore subflooring, hang interior/exterior doors, and resolve core structural maintenance tasks.
  • Oversee routine vacuuming, chemical testing, and backwashing.
  • Manage seasonal pool openings/closings, replace filter sand, repair plumbing lines, and track chemical inventory.
  • Elevate community curb appeal through daily grounds cleanup, pressure washing, breezeway maintenance, and seasonal snow/ice management.
  • Effortlessly track work orders and parts orders via tablet, keep the shop stocked and structured, and join our rotating after-hours on-call team.
