About The Position

This position performs technical and mechanical work to ensure the buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality. The role is at a stabilized garden-style property with 336 units and is scheduled Monday through Friday, 8 a.m. to 5 p.m., with a rotating on-call schedule. The technician handles resident service requests and preventative maintenance, prepares vacant apartments for leasing and move-ins, manages maintenance supplies and documentation, and helps maintain grounds and common areas. The role also supports cost control, safety compliance, contractor quality checks, and routine property inspections. The position may involve occasional travel to other properties or for training and meetings.

Requirements

Ability to stand, walk, and/or sit for extended periods and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work indoors and outdoors in all weather conditions, including rain, snow, heat, hail, wind, and sleet.
Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance.
Ability to work a flexible schedule that includes on-call duties during evenings, weekends, and holidays.
Valid driver’s license to operate a golf cart on the property, depending on property size and if applicable.
Certifications required by applicable state and local jurisdictions.

Responsibilities

Complete assigned resident work orders and preventative maintenance by diagnosing defects or problems and making repairs in accordance with policies, procedures, safety standards, and code requirements.
Prepare vacant apartment homes for leasing and new move-ins by conducting pre-move-out inspections, creating punch lists, coordinating vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
Track maintenance inventory, return unused items to their designated locations, and notify the maintenance supervisor when supplies need to be reordered.
Complete service-request documentation and other paperwork accurately and promptly.
Maintain grounds, common areas, and amenities by picking up debris, pressure-washing breezeways and pool areas, cleaning, and painting curbs and signage as needed.
Support cost-cutting and expense-control programs by repairing parts when possible, avoiding waste, and using tools and equipment correctly.
Attend routine safety meetings, complete required OSHA and other safety-related training, follow safety and risk-management policies, and report accidents and incidents promptly and accurately.
Periodically inspect work performed by contractors, vendors, and other service providers to confirm it meets quality, scope, and specification requirements.
Assist with routine and periodic property inspections, identify safety and repair concerns, and communicate the property’s physical needs to management.
