About The Position

JLL is seeking a Maintenance Technician responsible for providing advanced expertise in responding to work orders, troubleshooting, and performing preventative maintenance on industrial or commercial infrastructure. The role involves responding to customer needs, providing service, and offering feedback. Overtime and weekend availability is required. This position is on-site in Rocky Mount, NC.

Requirements

  • High School graduate or GED
  • At least 2 years of experience with maintenance & repair of commercial systems
  • Candidates must be authorized to work in the United States without sponsorship.
  • Ability to regularly lift up to 50 lbs
  • Ability to regularly climb extension ladders, roof ladders, stepladders, and stairs as required during shift
  • Flexibility to bend/stoop, squat repetitively during shift
  • Ability to stretch/reach on a repetitive basis for shift
  • Ability to walk extensively throughout the facility for shift

Responsibilities

  • Diagnoses, troubleshoots, maintains, and repairs building infrastructure and equipment.
  • Performs service to pumps, fans, kitchen equipment, dishwashers, a variety of plumbing fixtures, drains, and other mechanical equipment.
  • Utilizes the building automation system to track building conditions and the operation of facilities equipment.
  • Assists other technicians with work assignments and coaches as appropriate.
  • Creates and modifies site operations procedures for equipment and recommends facilities reliability improvements.
  • Performs preventive maintenance on Plumbing, Mechanical, and related control systems as scheduled in the Computerized Maintenance Management System (CMMS).
  • Assists with room set up for meetings and events.
  • Performs mechanical upgrades and installations in accordance with code requirements and manufacturers' recommendations.
  • Utilizes strong computer skills to complete and document work as well as communicate with customers and the Client.
  • Responds and provides service and feedback to the customer on all work orders while assuring compliance with codes, regulations, site policies, and industry standards.
  • Performs tasks that reflect substantial variety and complexity under general supervision.
  • Recommends measures to improve maintenance methods and equipment performance.
  • Escorts vendors as needed.
  • Analyzes and resolves work problems, or assists workers in solving work problems.
  • Understands company policies and enforces safety regulations.
  • Safely performs functions of the position including following proper safety guidelines such as job hazard analysis, lockout/tagout, and wearing PPE as required.
  • Operates various measuring, diagnostic, and testing instruments to help provide energy efficiency solutions.
  • Operates a variety of equipment such as hand tools, laptop computers, and diagnostic hardware to perform work.
  • Maintains a strict schedule to be successful in the assignment.
  • Provides adequate response to a variety of facility issues to include plumbing, electrical, roofing, and other carpentry emergencies.
  • Responds to after-hours emergencies on-site as needed.
  • Reads and understands repair manuals, specifications, drawings, and schematic diagrams.
  • Performs other duties as assigned by Manager or Supervisor.
