About The Position

Atlantic Pacific Companies is seeking an experienced Apartment Maintenance Technician for The Residences at Arbor Oaks, an affordable housing apartment community with 192 units in Houston, Texas. The role performs routine and preventive maintenance in apartments, common areas, and amenity areas; prepares vacant units for new move-ins; assists with cleaning; and helps monitor the grounds. The technician maintains and repairs building structures and grounds, completing assigned work orders as directed by the maintenance supervisor or property manager.

Requirements

• High school diploma or GED equivalency.
• At least 1–2 years of direct experience as a Make Ready or Maintenance Technician for an apartment community, or an equivalent combination of education and experience.
• EPA I or II, Universal, or HVAC certification is required.
• Experience maintaining pools is required.
• Supervisory experience is required.
• Thorough understanding of electrical, plumbing, HVAC systems, carpentry, landscaping, painting, cleaning, appliances, utilities, elevators, fencing and gates, and fire systems.

Nice To Haves

• CPO Certification is a plus.
• Experience with Onesite, Yardi, or other property management software is a plus.

Responsibilities

• Maintain and repair building systems and property areas, including electrical, plumbing, carpentry, HVAC, landscaping, painting, cleaning, appliances, pools, utilities, elevators, fencing and gates, and fire systems.
• Complete service requests and work orders as directed, generally within 24 hours, and accurately log assigned work in a timely manner.
• Prepare vacant apartments for leasing through the turnover process, including maintenance, painting, cleaning, and carpet cleaning.
• Replace worn or damaged parts, such as hoses, wiring, and belts, in machinery and equipment used by the maintenance department.
• Assist in ordering supplies for the property.
• Clean interior and exterior building areas, including dusting, sweeping, mopping, and washing windows.
• Assist with monitoring the grounds.
