The Maintenance Technician is responsible for completing assigned work orders for resident service requests and routine property upkeep. This includes diagnosing and repairing issues according to established policies, procedures, safety standards, and code requirements. The role also involves managing the make-ready process for vacant apartments, ensuring they are prepared for leasing and new move-ins. This includes pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, performing maintenance tasks, and inspecting completed work. The technician will also follow procedures for managing maintenance shop inventory, documenting work accurately, and assisting with groundskeeping, common area maintenance, and amenity upkeep. Periodic inspection of contractor work may be required. Compliance with company safety and risk-management policies, including attending safety meetings and completing training, is essential. The role requires demonstrating strong customer service skills by treating residents with respect, responding to complaints, and completing work efficiently. Additionally, the technician will assist in property inspections to identify safety and maintenance concerns and communicate these to management. The position requires the ability to work on-call, including weekends and nights.
