About The Position

Would you consider yourself handy? Do you generally enjoy fixing things? Have some experience in building maintenance and mechanical systems? Then our newly-expanded, 483-unit luxury apartment community could use your help! Viking Lakes Residences is currently seeking a maintenance technician to add to our hardworking team. This individual will be responsible for assisting with day-to-day maintenance operations by performing inspections, preventative maintenance, general repair and service coordination with standards that meet our residents’ high expectations. Our Maintenance Technician will display strong problem solving and decision-making skills with a solid understanding of building maintenance, repairs, refurbishments, cleaning and being a team player. MV Ventures is a growing real estate developer, and as the portfolio expands, so too will the expectations and future opportunities for this position.

Requirements

  • Operation of a motor vehicle to complete service calls and transport tools, materials, and equipment.
  • A valid driver's license with a clean driving record are required.
  • Basic understanding of current computer software including the Microsoft Office suite.
  • Background in Computerized Maintenance Management Systems (CMMS).
  • Comfortability and experience in working with basic tools and equipment needed to complete inspections, preventative maintenance, general repairs, etc.
  • Troubleshoot and/or repair electrical, plumbing, appliance, HVAC and other mechanical issues.
  • High level of attention to detail, demonstrating initiative, professionalism, personal awareness, and integrity.
  • Effectively communicate (oral and written) in a professional manner on a regular basis with team members, leadership, residents, tenants and vendors.
  • Ability to work independently, with minimal supervision, while also effectively working as part of a team.
  • Dependable, accountable and punctual; willingness to work overtime and on-call, as well as evenings, weekends and holidays as needed.
  • Excel in a fast-paced, dynamic environment; ability to adapt to changing priorities; remain focused under pressure; able to meet deadlines.
  • Calmly manage conflict, difficult and/or emotional situations; focus on resolving issues and achieving an effective solution.

  • Must be able to lift, push, pull and/or move up to 50 lbs.
  • Will be on your feet and mobile frequently, both inside and outside of buildings.
  • Regularly performs computer work, operates general office equipment (computer, phones, copier, and scanner), operates heavy equipment, machinery and tools, and filing.
  • Qualified candidates must reside within a 30-minute emergency response time from the assigned propert(ies).

Nice To Haves

  • HVAC and CPO certifications desired, as well as experience in boilers, plumbing, low voltage electrical, pools, carpentry, drywall, and appliances.
  • Preferred experience in new construction properties.

Responsibilities

  • Conduct routine property inspections.
  • Respond to work order requests promptly and professionally.
  • Participate in all types of property maintenance projects.
  • Track and schedule upcoming apartment turnover with internal staff and external vendors.
  • Assist in tracking and maintaining apartment vacancy, ensuring entire property is always in show-ready condition.
  • Assist Lead technician to develop, implement and manage a preventative maintenance program.
  • Perform and coordinate general building and grounds repairs and maintenance.
  • Coordinate maintenance and service work with outside vendors as needed.
  • Perform preventative maintenance work within apartment units, coordinating with residents and vendors.
  • Track current maintenance expenses in accordance with property budget guidelines.
  • Monitor and maintain inventory of maintenance and cleaning supplies.
  • Develop property maintenance plans and standard operating procedures.
  • Promote safety and ensure all team members are properly trained in safety policies and procedures.
  • Ensure all state, federal and local laws regarding repairs and building codes are followed.
  • Assist the building custodial staff and establish standard operating procedures.
  • Participate with on-call maintenance needs across all properties.
