Requirements

  • General maintenance experience includes painting, drywall, plumbing, electrical, mowing, plowing, etc.
  • A minimum of three (3) years driving experience is required if the position will be responsible for driving or considered to be a driving role.
  • Must be able to stand/walk for 8 to 10 hours.
  • Frequent body movements including ability to lift up to 50 pounds, bend, stoop, reach, push, and pull.
  • Ability to work indoors and outdoors during various weather conditions.
  • Potential exposure to substances such as paints, cleaning agents, chemicals, etc. which may be considered irritants.
  • High School Diploma; applicable Work History.
  • 1+ years of experience in residential property maintenance is preferred.
  • Working knowledge of electrical, plumbing, HVAC, carpentry, painting, and heating systems.
  • Demonstrates integrity on a personal and professional level.
  • Exceptional communication, sales, and negotiation skills.
  • Ability to solve problems involving residents and challenging situations.

Nice To Haves

  • 1+ years of experience in residential property maintenance is preferred.

Responsibilities

  • Completes maintenance work orders as assigned.
  • Performs necessary maintenance relating to both the exterior and interiors of all buildings of the property assigned.
  • Maintains inventory of equipment, tools, supplies, and work materials.
  • Maintains a working knowledge of all utility sources and supply lines.
  • Performs general maintenance including painting, drywall, plumbing, electrical, mowing, and plowing.
  • Performs all phases of snow removal from all needed areas and maintains all appropriate equipment.
  • Paints, cleans, completes maintenance items, and all other items required for the completion of the unit under renovation.
  • Cleans all common areas and is responsible for trash removal.
  • Assesses and prioritizes all work to be performed on assigned site.
  • Completes daily work schedules for routine maintenance duties.
  • Notifies Maintenance Supervisor and Property Manager of all problems and potential issues of concern.
  • Ensures quality of work duties performed.
  • Handles emergency situations that may arise and communicates all details of the incident to the Property Manager.
  • May be assigned special projects and other responsibilities.
  • Will be available for on-call as necessary.
  • Maintains a professional and courteous manner with all residents, vendors, contractors, and fellow employees.
  • Actively participates and follows the safety and health programs.
