About The Position

The Maintenance Technician reports to the Community Manager and works as part of a team to ensure that the property is maintained in the best physical condition possible and that all resident service requests are completed in a timely manner. This role involves performing minor property maintenance and repairs, including plastering, painting, plumbing, carpentry, mechanical, and electrical tasks. The technician will also be responsible for observing and practicing safety procedures, prioritizing and completing resident service requests, preparing properties for inspections, coordinating with vendors, inspecting the property daily, troubleshooting equipment malfunctions, performing preventative maintenance, maintaining inventory, completing paperwork, and responding to after-hours emergencies. Additionally, the role may involve assisting with janitorial duties and special projects.

Requirements

  • Minimum of three (3) years general maintenance experience (plastering, painting, basic plumbing such as unclogging toilets and drains, carpentry).
  • Ability to read, write and speak English.
  • Ability to communicate effectively with people from diverse cultures and backgrounds.
  • Basic computer skills
  • Valid California driver's license and availability of an insured vehicle.
  • Take direction from Management.
  • Work in a collaborative manner as a member of a site team.
  • Relate professionally with vendors, residents and co-workers.

Responsibilities

  • Perform minor property maintenance and repairs including plastering, painting, plumbing, carpentry, mechanical and electrical.
  • Observe and practice safety procedures when conducting maintenance work.
  • Prioritize, schedule and complete resident service requests for unit repairs, general maintenance, and janitorial duties.
  • Prepare properties for inspections by regulatory agencies.
  • Coordinate and monitor progress of vendors or outside contractors.
  • Inspect property daily and report any needed repairs to the Community Manager.
  • Troubleshoot and diagnose equipment malfunctions.
  • Repair equipment or cause the equipment to be repaired by a vendor or outside contractor.
  • Inspect building equipment and provide preventative maintenance services.
  • Prepare and maintain all appropriate equipment inspection and preventative maintenance logs.
  • Maintain the maintenance equipment supplies (spare parts) inventory and order as needed.
  • Complete all paperwork (i.e., preventative maintenance schedules, work orders, inventory reports, daily work log reports, etc.) on a daily basis or as required.
  • Assist in the preparation of supplies orders.
  • Respond to after-hours and weekend maintenance emergencies.
  • Assist with Janitorial duties as needed.
  • Complete special projects as designated by Regional Supervisor or manager.
