About The Position

Providence Real Estate is hiring a Maintenance Technician for Pine Harbour, a 366-unit multifamily apartment community in Orlando, FL. This role is ideal for a skilled technician with HVAC experience who enjoys working independently, tackling challenging repairs, and mentoring junior team members. As a Maintenance Technician on the Pine Harbour service team, your primary responsibility will be to ensure the community remains safe, comfortable, and well-maintained. You will manage resident work orders based on priority, diagnosing and resolving issues related to HVAC, plumbing, electrical, appliances, and carpentry. A significant part of the role involves HVAC system maintenance and repair, adhering to EPA refrigerant handling and logging regulations. You will also be crucial in the apartment turnover process, including painting, drywall repair, and preparing vacant units for new residents. Additionally, you will contribute to the preventative maintenance program for various building systems and structures, conduct inspections of the property, and participate in a rotating emergency on-call schedule.

Requirements

  • EPA Section 608 certification, Type II and Type III or Universal (required)
  • Approximately 2–3 years of maintenance experience in apartments, residential property, or a related field
  • Hands-on skills in HVAC, plumbing, electrical, appliance repair, carpentry, and painting
  • Strong customer service skills and a professional, friendly attitude with residents
  • Ability to manage changing priorities and work without close supervision
  • Availability for some evenings and weekends and for rotating on-call duty
  • Reliable transportation

Nice To Haves

  • CPO (Certified Pool Operator) certification is a plus
  • Experience helping newer team members build their skills

Responsibilities

  • Diagnose and repair HVAC, plumbing, electrical, appliance, and carpentry issues.
  • Perform AC system diagnostics and repairs, following EPA refrigerant handling and logging requirements.
  • Conduct apartment turns and make-ready work, including painting and drywall repair.
  • Execute the preventative maintenance program for water heaters, AC units, lighting, sewer lines, and building structures.
  • Inspect buildings, grounds, and common areas.
  • Participate in a rotating emergency on-call schedule.
  • Manage resident work orders by priority.
  • Keep accurate work order records.
