About The Position

Herzog Property Management is hiring a part-time Maintenance Technician to maintain the physical assets of its properties in the Grand Rapids, Minnesota area. The role involves building and apartment maintenance, repairs, unit reconditioning and painting, minor plumbing and electrical work, grounds care, and snow removal as needed. The technician works with residents and property owners, responds to resident work orders, and may travel to other nearby properties. Duties vary with experience and include on-call maintenance, including after-hours emergency calls.

Requirements

• Demonstrated maintenance or repair experience.
• Knowledge of computer and software applications.
• Strong organization and time-management skills.
• Ability to handle confidential information.
• Willingness to travel to other properties in the area as needed.
• Valid driver's license.
• Ability to pass a criminal background check.
• Customer service skills for working with residents and property owners.

Responsibilities

• Perform a variety of maintenance duties across properties.
• Monitor and maintain assigned building systems.
• Inspect apartments and overall property conditions.
• Perform minor plumbing repairs, including fixture replacement, drain snaking, and leak repairs.
• Replace basic electrical fixtures and devices and perform basic troubleshooting.
• Paint units during turnover as needed.
• Maintain landscaping and grounds, including lawn care and snow removal as needed.
• Complete resident work orders promptly.
• Maintain inventory to support cost-effective operations.
• Prepare vacant apartments through the make-ready process.
• Travel to additional properties as needed.
• Coordinate and oversee contractors.
• Ensure repairs remain within established expense limits.
• Carry a cell phone for on-call maintenance, including after-hours emergency calls.
• Keep detailed maintenance logs.
• Submit receipts, timesheets, and mileage in a timely manner.
• Maintain a professional and courteous manner with residents, contractors, and fellow employees.
• Perform work-related activities fairly, ethically, and consistently.
• Comply with safety regulations and maintain a clean, orderly work area.
