About The Position

Core 3 is seeking an experienced and customer-focused Maintenance Technician to support the day-to-day maintenance operations of our managed properties. Our mission is to simplify the real estate experience by delivering comprehensive property management and maintenance solutions. This role plays a key part in ensuring our properties are safe, well-maintained, and operating efficiently while providing exceptional service to residents and property owners. This position is not a groundskeeping, porter, or janitorial role. The ideal candidate will have hands-on residential maintenance experience and the ability to independently diagnose, troubleshoot, and complete repairs in occupied homes and apartment communities. Requirements

  • Minimum of 2 years of hands-on residential maintenance experience.
  • Ability to independently diagnose and troubleshoot common residential maintenance issues.
  • Experience performing plumbing, electrical, appliance, drywall, painting, and general maintenance repairs.
  • Experience working inside occupied homes, apartments, or residential properties.
  • Strong customer service and communication skills.
  • Ability to interact professionally with residents, vendors, coworkers, and property owners.
  • Understanding of the importance of Fair Housing compliance and treating all residents consistently and respectfully.
  • Ability to use smartphones, tablets, and mobile maintenance software.
  • Valid driver's license and acceptable driving record.
  • Ability to lift, carry, push, and pull up to 50 pounds and perform physical work throughout the day.

Nice To Haves

  • Property management maintenance experience.
  • HVAC certification or HVAC service experience.
  • Appliance repair experience.
  • Trade school education or technical certifications.

Responsibilities

  • Complete assigned maintenance work orders generated from resident requests.
  • Diagnose, troubleshoot, and repair maintenance issues in occupied homes and apartment communities.
  • Perform residential plumbing repairs including toilets, flappers, fill valves, faucets, garbage disposals, drain clogs, and shut-off valves.
  • Troubleshoot and repair basic electrical issues including outlets, switches, GFCIs, breakers, light fixtures, and ceiling fans.
  • Complete drywall, painting, carpentry, hardware, lock, and door repairs.
  • Perform appliance troubleshooting and repairs.
  • Conduct preventative maintenance inspections and identify potential issues before they become larger problems.
  • Ensure all make-ready repairs and services are completed on schedule.
  • Communicate professionally and respectfully with residents regarding maintenance concerns and work order status.
  • Schedule appointments with residents as needed and provide updates throughout the repair process.
  • Follow up with residents to ensure maintenance concerns have been resolved satisfactorily.
  • Accurately document completed work orders, notes, and materials used electronically via phone.
  • Maintain company vehicle, tools, and equipment in a clean and professional manner.
  • Follow all company safety procedures, maintenance policies, and Fair Housing requirements.
  • Participate in an after-hours on-call rotation.
  • Respond to emergency maintenance situations as needed.
